CHESTERFIELD VILLAGE HOMEOWNERS ASSOCIATION, INC.

Minutes of the Board of Directors Meeting The Board of Directors of Chesterfield Village Homeowners Association, Inc., a Missouri non-profit corporation, held a meeting at the Chesterfield Village Homeowners Association Clubhouse in Springfield, Missouri on December 6, 2005 at 7:00 p.m., pursuant to the notice posted at the association clubhouse. The following directors of the corporation were present: Susie Brothers, Warren Carlson, Steve DeFord, Jim Wilkins, and Chuck Woolley and Ron Wiedemann. The meeting was called to order by President Chuck Woolley. A. Secretarys Report Minutes from November 14, 2005 were read. Motion was made and seconded to accept the minutes from November 14, 2005 meeting. B. Treasurers Report Jim Wilkins reported we have $34,798.37 in the checking account and. 1 CD in the amount of $31,871.06. An updated CVHA directory was distributed. Invoices were sent out on December 1 and 8 have been paid. Jim will attempt to get a quote from other insurance companies for the 2006 condo insurance. C. Neighborhood Watch Ron Wiedemann distributed copies of the new Pool Rules that will be posted on the web site and inserted in the information packets for new residents. Copies will be distributed with the January 2006 newsletter and announced at the annual homeowners meeting in December that they will be forthcoming D. Grounds Warren was advised to wait until April before doing brick work on monuments after meeting with ACME Brick. After the first of the year he will meet with John Harp at Acme Brick to order the brick. Warren has repeatedly asked Bill Mace about the street light poles he is to be replacing after knocking over the existing street lights. Mr. Mace has reportedly been looking for a new base for one of the poles. City Utilities will need to come out and check the wiring before they can replace the poles. Warren will ask for volunteers to ask for help in cutting trees along the detention pond at the December meeting.

E. Pool & Clubhouse Clubhouse has been rented approximately every two weeks. Presidents Report Letters were sent to two homeowners who have still not complied with the request to move the satellite dishes. Chuck and Warren visited with the attorney today, December 5, to ask letters be sent to the two homeowners telling them they will need to move the satellite dishes and will be responsible for attorney fees incurred. Mr. & Mrs. Payson Willard will also be sent a letter requesting a date be given when a home will be built on the lot they own on Dearborn or they must sell the lot. A small section of land behind the condos next too the clubhouse was offered to the Association by Bill Mace earlier in the year. Chuck and Warren spoke with the attorney for advice as to whether we should accept the land. The attorney advised it was at our discretion as to whether or not we accept the land.
