Heating: The cabin is outfitted with a large woodstove. This heats the main cabin and upstairs. There are floor vents to allow convection to the second floor. The master bedroom also features an Empire propane wall furnace. Sellers use a small generator when needed. Electric has not been brought to this property. Electricity has been brought to the other two homes on the shared driveway. Lighting is accomplished with propane chandeliers and lights. Seller uses pump to take spring water from pond to 125 gal main cistern and 20 gal sink cistern on the second floor. This provides plenty of pressure for toilet, shower and kitchen sink. Seller indicates that there is a concrete tank of unknown size installed along with a leach field. Seller knows where the tank cover is located and it can be opened for professional inspection. The Pond: The pond was completed by the owner. It was dug down to the bedrock and takes advantage of a natural spring and stream. The pond has been filled with Rainbow Trout from surrounding waters. Owner estimates 150 250 trout and some reaching 7 lbs. The pond is clean and clear and is used regularly for swimming. There is a small diving area and rope swing. The Cabin: The cabin is fully insulated and constructed of dimensional lumber with a metal roof. The gas system was installed professionally. It uses a combination of Wood and Gas heat. The cabins foundation is pressure treated round piers that have been drilled down to bedrock. Zoning: Road/Driveway: Seller indicates that the home may be converted to a fulltime residence. The Metawee River offers fly anglers good access along VT 30 near Dorset. The Metawee offers browns and rainbows that are very nicely sized which surprises many a fly angler due to the lack of depth. The river is shallow along its course save for the nice pools. Insect activity is excellent and it has been designated a wild trout river. Hunters are advised that Merck Forest is open to the non-hunting public, who also use the property during hunting season, and that hunters and non-hunters are expected to respect each other's rights and privileges.
