BEMS Overview
1. BEMS Overview
The Building Energy Management System is an analysis tool producing charts and reports to evaluate energy usage in buildings, campuses and other facilities. This Building Energy Management System (BEMS) Software runs in association with WebAccess HMI & SCADA software. This is a software product requiring users to install appropriate energy monitoring hardware (such as electric kilowatt-hour meters, gas flow meters , etc) that can be connected to IO or automation hardware. These sensors are then read by the WebAccess HMI & SCADA software which in turn makes this data available to the BEMS software. The BEMS software creates a set of ODBC databases (MS Access is the default) independent of the WebAccess HMI & SCADA databases. The BEMS software creates a set of pre-formatted charts and reports commonly used in Energy Analysis of Buildings and Facilities. These preformatted displays are best viewed at 1280 x 1024 pixels resolution or greater.

Both the SCADA node (VIEW and ViewDAQ) and the Project Node (BEMS Project Manager) can display the BEMS reports. Although VIEW and ViewDAQ are calling up an ASP page generated by the Project Node. The SCADA Node and the Project Node can be the same computer.

1.2.2.1
KiloWatt-Hour meters
The BEMS measurement and analysis of electrical power is designed to be used with Kilowatt-Hour meters. The BEMS takes a difference in readings every 5 to 15 minutes to calculate the Kilowatts used over that period. It is important that the Kilowatt-hour meters do not turnover, resulting in negative energy use calculated for that period. There is no provision in the BEMS to change the units or scaling. However Calculation tags could rescale the watt-hour meter to Kilowatt-hour and the Calculation block be used for input to the BEMS. Similarly, Accumulation tags could be used to calculate Kilowatt-Hours from watts or kilowatts. The drawback to using Accumulation Tags or other software methods to calculate Kilowatt hours is if the PC stops or is restarted. If the calculated kilowatts are set to zero, then large negative values for Kilowatt-hour may be calculated for the next 5 or 15 minute period. Each SCADA node communicates to kilowatt-hour meters either directly or indirectly through automation equipment (PLCs, DCS, IO, etc) using the communication drivers supplied with WebAccess.

BEMS Overview
The BEMS Project Manager is the development tool to create a BEMS project by linking measurements of energy usage to items and groups. An Item is a single energy source, often with multiple measurements from the same meter, for example Kilowatt-Hours, Reactive Power (KVARs), maximum demand, costs etc. A Group is a related set of measurements, for a example a Building with multiple measurements or a campus with multiple buildings. A Group usually consists of Items, although Groups can consist of other Groups and a mix of Items and Groups.

1.2.7 Item
An Item is a single energy resource. There are 5 energy resources in the BEMS: o o o o o Electricity Water Gas Temperature Humidity
Electricity has potentially 5 measurements: Kilowatt-hours, KVARH, Max Demand, Kilowatts and Load Factor.

BEMS Overview
Temperature has a single measurement, in Degrees Celsius. This is often used as a reference for other energy sources, and often grouped with electricity, gas and water to help interpret higher or lower energy used based on outside air temperature or zone temperatures. Humidity has a single measurement, in Percent Relative Humidity (% RH). This is often used as a reference for other energy sources, and often grouped with electricity, gas and water to help interpret higher or lower energy used based on outside air humidity or zone humidity.
1.2.8 Group
A Group is a related set of measurements, for a example a Building with multiple measurements or a campus with multiple buildings. A Group usually consists of Items, although Groups can consist of other Groups or a mix of Items and Groups.
Typical Group Electricity, Temperature and Humidity The most significant use of a Group in BEMS is for associating a Temperature and Humidity with an energy resource to help interpret the pattern in energy use. The Energy Profile has a Temperature Reference and an Humidity Reference. These are created by building a Group with Electrical, Gas or Water items and Temperature and Humidity Items.

1.3.1.1
The BEMS package records a data value every 15 minutes for each Item and its associated measurements (for electric power a single Item has potentially 5 measurements: KWH, KVARH, Max Demand, Kilowatts and Load Factor). These apply to the Project Node (for BEMS ODBC database files).
Note - The Log Data Maintenance feature in WebAccess currently does not support archiving or deleting of BEMS data..

1.4.1 DEMO
The standard demo license that is packed with WebAccess allows a BEMS system to run on the SCADA node in runtime mode for 2 hours. Using a single SCADA node, the HMI & SCADA would run in simulation mode and the BEMS would use the simulated data. If a user already has a licensed version of WebAccess, the user could create a second SCADA node in the same project, then use the demo license to run the BEMS on the second SCADA node, while using the first to collect real-time data. Of course, the BEMS still runs for only 2 hours in demo mode.

The Parallel port version of the hard key is installed on a 25-pin parallel port (D25) on the SCADA node that adheres to IBM standards: LPT1 is supported.

The USB versions of the Hardkey key are inserted in a USB port after installing WebAccess SCADA Node software to allow the appropriate drivers for the USB device to be installed.

2. Quick Start
2.1 Minimum to create a BEMS project
The minimum to create at BEMS project is to configure a Group with an Electric, Water or Gas Item. To build a minimum configuration to download and start: Connect to Project Node Start WebAccess Configuration Create tag(s) to communicate with Kilowatt-hour meters, Gas meters (cubic meters) and water meters (in cubic meters). Open BEMS in the Project List Create a BEMS Project Create a BEMS Group Create at least one BEMS Item (Electricity, Gas or Water) Download to SCADA node Wait for data to collect (at least one hour) VIEW the BEMS Manager
BEMS has pre-built Analysis Displays and Reports that allow you to quickly build and VIEW Energy Analysis without any graphics building.
2.1.1.1 Accumulation Tags to convert power to energy & flow rate to volume
If you have meters that measure Power (i.e. Kilowatts) or Flow (gallons/hour or cubic meters / hour), then you must create Accumulation Tags in

WebAccess to create the appropriate input to the BEMS package. The Accumulation tags will totalize the flow or power. The BEMS package would then use the Accumulation Tags instead of the IO Tags.

c. Click the Login Button "WebAccess Project(s)" list appears (bwproj.asp). If this is a newly installed system, it will be empty (Figure 2.4). If it is empty, you are not ready to build a BEMS project yet. You must first create a WebAccess Project, SCADA node and tags as described in the WebAccess HMI & SCADA manuals.

10. Enter a Group Name. A Group is usually a related set of Energy Items, for example a Building could be a group and each electrical meter in that Building could be added as Items to this Group. 11. Optionally, enter a Description. 12. Select a Resource and Reporting Category. These are used for Reporting purposes on the Statistics Report. Resource affects which column under in the Statistics Report these energy resources are added : Electricity[kWh], Gas [m3], Water [m3] or Others. Temperature and Humidity are not included in the Statistics Report . Reporting Category affects which subcolumn under the Electricity Resource in the Statistics Report this energy resources is added: HVAC, Lighting System, or Power System.
13. Its recommended to enter a Covered Area. This is the approximate square meters of floor space this Group covers. It is used to normalize energy use displays by dividing energy use by Area to calculate an Energy Use Intensity (EUI). 14. Press Submit. Optionally, you could have selected Add next to an Item1, which takes us to the next section. This way we save the data entered in the Group in case we forget later to press submit.

WebAccess to totalize this value. BEMS reads this tag once evrey 15 minutes and subtracts the previous reading to calculate energy use over that time interval. A rate measurement will not work (potentially always reading zero if the kilowatt use is constant. Rate, Reactive Energy (KiloVAR-hours), Active Power (Kilowatts), Load Factor and Maximum Demand (Kilowatts) are not needed to view most of the reports. These are used for Rate and Cost calculations.

The smallest time interval displayed is one hour. The BEMS Analysis Displays are best viewed at 1280 x 1024 pixels resolution or greater. If your display resolution is less, then you may have to use the scroll bars to see all of the BEMS display.

3. BEMS Configuration
The following are the usual steps to create an energy management system. 1) Create Tags in a WebAccess HMI & SCADA project to monitor electric power, gas, water, etc. See the Engineering Manual, section 3.1.1 How to configure Communications to Field Devices and section 4.0 Tags. 2) Launch BEMS Configuration 3) Create a BEMS Project 4) Add Groups. 5) Add Items. These are the names of Tags previously built in a WebAccess HMI & SCADA project and Scada node. 6) Optionally, add Management Values 7) Optionally, define Rates to determine costs of power, etc 8) Optionally, define Conversion Coefficients 9) Optionally, add Users 10) Download the BEMS Project to the SCADA node.

If the correct rate is not present, click Add Rate to be taken to the Add Rate page and create the rate. See the Rates section for more information. You can always come back and add a Rate. 6. If you have more than one WebAccess Project, select the appropriate WebAccess Project from the drop down list that will be the source of Tagnames. 7. Select the appropriate field (Active Energy, Reactive Energy, Flow, Temperture, etc). See the following section for a description of the Fields for each of the Resource types.

8. Selecting a Tag from the drop down list will enter the Tag Name in the previously selected field. Alternatively, you can type the tag name, or use copy and paste to enter a Tag name in the appropriate field. 9. Press Submit.
3.4.2 Electricity
The Electricity resource type requires the Active Energy field be filled. The additional fields are optional and used in some Rate Calculation to track cost of electric power. The Rate Calculation is also optional.

Active Energy
In BEMS, Active Energy is designed to be from an electric power meter in units of kWH (kilowatt-hours). The difference between the current reading and the previous reading is calculated and recorded to the database for this time period (every 15 minutes is the default time period). It maybe be necessary to use and Accumulation Tag in WebAccess if you are measuring Kilowatts, then use the Accumulation Tag as the input to BEMS. The Active Energy Field must have a tag name (it is required) for the Electricity Resource type.

3.4.2.2
Reactive Energy
Rate calculations of Cost are not enabled in this version of BEMS. Since this Reactive Energy field is only used in Rate calculation of Costs, it is not currently useful. Reactive Energy (kVArH ) is a reactive power, Q, over time = Q * h. Some rates are based on Reactive Power charges. And use wither kVArH, others on just KVAr. In BEMS, Reactive Energy is designed to be from an electric power meter in units of kWH (kilowatt-hours). The difference between the current reading and the previous reading is calculated and recorded to the database for this time period (every 15 minutes is the default time period). It maybe be necessary to use and Accumulation Tag in WebAccess if you are measuring Kilowatts, then use the Accumulation Tag as the input to BEMS. Reactive Energy is optional. It is needed only if your Electric Rate requires for calculating the Cost of Power and you want to calculate Power Costs. It does not show directly on any BEMS display or report. It is shown indirectly only if used in calculating costs.
3.4.2.3
Active Power
Rate calculations of Cost are not enabled in this version of BEMS. Since this Active Power field is only used in Rate calculation of Costs, it is not currently useful. Active Power is the current kW (Kilowatts). This is current Rate from the meter used to measure Active Energy. The current value is read every 15 minutes and entered in the BEMS database. Active Power is optional. It is needed only if your Electric Rate requires for calculating the Cost of Power and you want to calculate Power Costs. It does not show directly on any BEMS display or report. It is shown indirectly only if used in calculating costs.
3.4.2.4
Load Factor
Load Factor is Energy Used versus maximum allowed by rate contract during a period. Load Factor = kWH / (Max allowed Demand * h) Load Factor Power is optional. Load Factor is used as a Reference Value in the Energy Profile Display. It is needed only if your Electric Rate requires for calculating the Cost of Power and you want to calculate Power Costs. It does not show directly on any BEMS display or report. It is shown indirectly only if used in calculating

costs. Rate calculations of Cost are not enabled in this version of BEMS. Since this Load Factor field is only used in Rate calculation of Costs, it is not currently useful.
3.4.2.5
Maximum Demand
Rate calculations of Cost are not enabled in this version of BEMS. Since this Maximum Demand field is only used in Rate calculation of Costs, it is not currently useful. Maximum Demand is the current value of the maximum KW during the current 15 minute period. Maximum Demand is optional. It is needed only if your Electric Rate requires for calculating the Cost of Power and you want to calculate Power Costs. It does not show directly on any BEMS display or report. It is shown indirectly only if used in calculating costs.

3.4.3 Water

Flow

name. The Flow is expected to be read from a totalizing meter in cubic-meters [m3].
3.4.3.2
Rate
Rate calculations of Cost are not enabled in this version of BEMS. Optionally , choose a Rate under the Rate Name field. If the correct rate is not present, click Add Rate to be taken to the Add Rate page and create the rate. See the Rates section for more information. You can always come back and add a Rate. Rate is used to calculate Costs associated with water use.
3.4.4 Gas
In BEMS, Gas Flow is expected to be read from a gas meter in units of cubic-meters [m3]. The difference between the current reading and the previous reading is calculated and recorded to the database for this time period (every 15 minutes is the default time period). It maybe be necessary to use and Accumulation Tag in WebAccess if you are measuring (like cubic meters per hour, m3/hr), then use the Accumulation Tag as the input to BEMS.
3.4.4.1
Flow
The field labeled Flow is automatically selected. Selecting a Tag from the drop down list will enter the Tag Name in Flow field. Alternatively, you can type the tag name, or use copy and paste to enter a Tag name. The Flow is expected to be read from a totalizing meter in cubic-meters [m3].

3.4.5 Temperature
Temperature is used primarily as a reference. The Energy Profile has a Temperature Reference. These are references created by building a Group with Electrical, Gas or Water items and a Temperature Items. The engineering units are DegC (Celsius) on the Energy Profile Display.

3.4.6 Humidity
is used primarily as a reference. The Energy Profile has a Humidity Reference. These are created by building a Group with Electrical, Gas or Water items and Temperature and Humidity Items. The engineering units are Percent Relative Humidity (5RH) on the Energy Profile Display.

The only selectable fields are Item Type, Item Name, Description , Resource Type and the Humidity measurement field. There is no Rate associated with a Temperature Item. Select the Humidity field, then select a Tagname from the Tag List pull down menu.

Cooling Consumption
In BEMS, Cooling Consumption is expected to be read from a totalizing meter (for example, cubic-meters, kilowatt-hours). The difference between the current reading and the previous reading is calculated and recorded to the database for this time period (every 15 minutes is the default time period). It maybe be necessary to use and Accumulation Tag in WebAccess if you are measuring (like cubic meters per hour, m3/hr), then use the Accumulation Tag as the input to BEMS.

To add another existing group as a item (subgroup) to this group, select Group from the Item Type pull down menu. This load the other groups in the pull down menu of the Item Name field. The Description, Resource and Report Category will be that of the selected Group. The Item(s) associated will that group will populate the other fields automatically.

This palate features all twelve months of the year. Entering a different year in the Set field and clicking the button Set will load that year in the palate. c. Day This palate will load the appropriate days for the selected month and year. Altering the year or month in the Set field and clicking the button Set will reload the palate with the corresponding days for that month.

To repeat values week to week, simply enter the management value during the first week and click the check box Copy Value from Last Week and the values will be repeated on the same

days of the week. To alter the values over the month via this option, simply unclick the checkbox and re-click it and the current values will again be loaded for the rest of the month. d. Hour This palate will load entries for every hour of the day. The division is for Normal hours, weekend, Summer Hours and Summer Weekend. Check Summer, if Summer values are warranted. Summer is available for By Item. The summer fields are grayed out if By Group is selected.

4.2 VIEW
This uses WebAccess VIEW in Internet Explorer. This method requires the Client Plug-in and access over the Primary and Secondary TCP ports (default 4592, 14592) and the http port (default 80). The SCADA node must be running . Currently only Power Users and Admin can view BEMS displays in View. The default method is from the Right Click, Tools menu ( Right Click -> Tools -> BEMS). Then select an Analysis Display (Energy Profile, Energy Ranking, Energy Comparison, etc). Right Click -> Tools -> BEMS
