BUYERS CONVEYANCING GUIDE

This guide has been designed to help you understand the key stages in the conveyancing process, from Quotes and offers being accepted through to completion of the purchase. Step-by-step you can see what you need to do to ensure you keep the process moving and on track, and to keep you informed as your purchase progresses from week to week. The time-scales indicated are for guidance purposes only and is based on our experience in the industry. We endeavour to bring both buyers and sellers to a successful purchase/sale as quickly and efficiently as possible. STAGE 1 *Instruct Solicitor *Submit mortgage application & cheque for survey *Discuss time scales to your solicitor and mortgage company *Make payment/deposit for searches online/via cheque *Ensure all references and credit checks are completed *Instruct Surveyors for Mortgage Valuation (Emphasize time scale) *Receives Instructions to act for you *Sends Questionnaire and Client Fact Sheet *Introductory Phone call *Will request Draft Contract from Sellers solicitors and waits for its arrival before applying for a Search *Wait for Draft Contract STAGE 2 *Mortgage Valuation completed (If mortgage offer is not issued within 7 days of mortgage valuationcontact your bank) *Mortgage offer received STAGE 3 STAGE 4 *Have your Life insurance and Building insurance finalised. *Make note of date of exchange and completion date *Make sure building insurance ready to go on risk once exchanged. STAGE 5 *Sign contract and send it back to Stratega with deposit monies. *Discuss and agree exchange and completion date with Stratega. STAGE 6 STAGE 7 STAGE 8

*Receives search from Council. May raise additional enquiries as a result of receiving search. *All replies to enquiries received, mortgage offer received, contract approved. *Will ask you to complete Land Registry Guide- which confirms Stamp Duty threshold to Inland Revenue *Contract and report on title sent to buyer for Signing. *Letters to Sellers Solicitors *All received & approved documents. *Letter to Client enclosing Report *Report *All Email Correspondence on your case.

*Contract Received, signed by the Buyer with Cleared fundsI.E. Bankers draft, building society cheque, or electronic transfer. *Discuss and agree exchange and completion date with Client.

STAGE 2 *Additional enquiries received from Buyers solicitor STAGE 3 *Replies to enquiries sent back to Buyers Solicitor by Stratega STAGE 4 *May need to respond to any additional enquiries that the Buyers solicitor raises. *Approved Contract. *Contract sent to you for signing. If you are buying another property, ensure you arrange buildings insurance for the property you are purchasing. *Receives search from Council. May raise additional enquiries as a result of receiving search. *All replies to enquiries received, mortgage offer received, contract approved. STAGE 5 *Contract received and signed by you. *Your onward purchase ready. *Discuss and agree exchange and completion date. STAGE 6 STAGE 7 STAGE 8
