June Property sales were 14, down 33.3% from 21 in June of 2011 and 27.3% higher than the 11 sales last month. June 2012 sales were at their lowest level compared to June of 2011 and 2010. June YTD sales of 94 are running 13.3% ahead of last year's year-todate sales of 83.

Prices
The Median Sales Price in June was $610,000, up 9.3% from $558,000 in June of 2011 and up 31.2% from $465,000 last month. The Average Sales Price in June was $888,286, up 4.1% from $853,524 in June of 2011 and up 34.9% from $658,273 last month. June 2012 ASP was at the highest level compared to June of 2011 and 2010.

Inventory & MSI


The Total Inventory of Properties available for sale as of June was 96, up 2.1% from 94 last month and down 25.0% from 128 in June of last year. June 2012 Inventory was at its lowest level compared with June of 2011 and 2010.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The June 2012 MSI of 6.9 months was at a mid level compared with June of 2011 and 2010.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for June was 96, up 28.0% from 75 days last month and down 42.9% from 168 days in June of last year. The June 2012 DOM was at a mid level compared with June of 2011 and 2010.
