Design Practices for effective space utilization :

a). All habitable spaces and common spaces are oriented and planned to ensure maximum natural light and ventilation, thereby curtailing use of electricity during the day. b). All openings on external surfaces are protected from heat and rain by providing deep overhangs (450mm - 1200mm commensurate to opening size and location)

c). Adequate community spaces and landscaped areas are provided, which ensure desired micro-climate within the project premise, improving indoor air quality as well. d). Our open space ratio to building foot print is generally between 20- 30% only, which implies more green cover, thereby reducing heat impact within the campus/building e). Rainwater harvesting with percolation pits to recharge the under ground water table.

Abrasion resistance of floor increases by 60% resulting in less wear & tear of floor surface. iii). This system provides smooth flow of water towards the car wash drain ensuring dry & clean basement. c). All exposed columns in parking bays are protected from chipping by chamfering the edges / using fender. d). Adequate car wash drains are provided to avoid wet floors/water stagnation. e). a). Area of toilet is generally a minimum of 4.2 Sqm to facilitate adequate space within toilets. b). False ceiling with removable tiles/grid ceiling provided to ensure ease in maintenance. c). Floor drop of 50mm in the wet areas/shower area to demarcate wet & dry area to ensure a healthy-safe lifestyle. d). Well ventilated with natural lighting. e). Tile drop from habitable space to toilet to avoid flow of water from toilet.

a). All window and door frames are provided with architraves, which conceal the unsightly joint between wall & frame b). Larger size windows for more natural light & ventilation.

c). All horizontal surfaces like parapet wall tops etc. are finished with granite for ease maintenance and for aesthetic appeal.

a). Aluminum/PVC beads are used at junctions of tiled vertical surfaces to avoid chipping of tiles along the edge and also to ensure straight/ neat finish. b). In all common areas like common lobby, corridors/passage ways leading to apartments are tiled from floor to ceiling for aesthetics, easy maintenance and longevity.10-12 years old projects still look new.

c). Tile spacers are provided between tiles to mask the manufacturing defects if any and is finished with suitable grouting material. d). 20mm tile drop from the room to the balcony/utility to avoid rainwater ingress into the room.
