Sustainability

Luxury Need Not Cost The Earth

Sustainable Site
Site Location
In the heart of Colombo facing Galle Face Beach
Highly urbanized area - does not require any major
infrastructure development
Easy access to public transportation
Community Connectivity
2.4 km to Colombo Fort railway station and
Colombo main bus stand
2.3 km to the Colombo main post office
Walking distance to many private and international
banks
1.3 km to Dutch Hospital Shopping Precinct

Construction Activity Pollution Prevention

Temporary seeding
Install temporary storm drains with sediment traps
Permanent seeding and planting
Sprinkling of water into the working area at regular
intervals to reduce airborne dust generation
Installing stabilized entrances with cement or
crushed aggregates

Green Roof
Expected Outcomes by Implementing Green Roofs in the
Design of Grandeur Colombo
Storm water management
Longer life for the roof membrane
Reduction in energy costs
Mitigation of the urban heat island effect
Amenity value, aesthetics, and marketing appeal.
There are basically two types of green roofs incorporated
in the design of Hotel Grandeur Colombo

Solar Panels for Electricity Generation

The rooftop is the available space to fix solar
photovoltaic panels
The arrangement of solar panels is set as shown to
maximize the southern exposure and the panels will
be mounted on the green roof top with an angle of 200
-300 to the horizontal plane.

Energy Efficient Lighting

LEDs are used for lighting due to its energy efficiency,

low amount of CO2 and heat emitted when compared
with other two alternatives

Cost Aspects
For those who consume a large quantity of water such as
luxury hotels, need to pay at a higher rate for water from
NWS&DB which will cost about Rs 35-40 per m3. Hence the
savings will be just Rs.7, 810 per year and around Rs.195, 000

Sustainable Landscaping
To ensure water efficiency in landscaping, the open space is
divided into water use zones.
Low water use zone (minimal irrigation, maintained by
natural rainfall)
Native or adapted plants and species
Less maintenance
Reduce costs by minimizing the need for fertilizers,
pesticides and irrigation.
Irrigation will only be provided during the driest months in
the area i.e. in the months of January and February.

Moderate water use zone (occasional watering)

Areas with turf grass which need more maintenance and
irrigation
A high efficient sprinkler system need to be established to
provided irrigation

Material Selection
Cement Treated Base with 10% cement for
access roads and parking areas
Hollow Concrete Block Masonry for partition
walls
Concrete with 10% Fly Ash
Recycled Glass Counter Tops - used in bars,
restaurants, kitchen and bathrooms as an
alternative for granite countertops
Rice Paddy Straw Panels for ceiling
Bamboo & Timber Flooring
Low VOC or water based paints, adhesives and
sealants

High Performance Facade

A Double Glazed Tinted Curtain Wall System is
used as the facade for Hotel Grandeur Colombo
Low emissivity insulated tempered
glass
can
blocktheheatradiationeffectively.
Double pane glass filled with inert
gas can further reduce the direct
transmission of heat energy
Benefits
Reflects heat from the sun to keep
interiors cooler
Filters uncomfortable glare from the sun,
