Visual Observations

No Plinth protection and plinth dept is not adequate


There were signs of foundation settlements and
associated cracking of infill walls
Separation of beam- wall joint due to sinking of soil
There was no sign of any corrosion
The quality of concrete was tested and strength was
found to be adequate.
The slabs had been checked and found adequate

Tests conducted

Detailed inspection of building is carried out through NDT


tests, to assess the further distress and structural soundness
of the building.

Rebound hammer and Ultrasonic pulse velocity (UPV) tests


were conducted to assess the strength of the concrete and it
is found to be sound.

Cover meter test, Pull out tests were conducted and showed
good results.
Causes of Distress

The settlement of soil is occurred due to poor and improper


compaction of the soil.

Because of the settlement up-lift of tiles were observed inside


the building.

The cracks in walls observed due to settlement of soil.

Improper drainage system is observed by seeing drainage


pipes are not properly connected to drain.

The swamp (pit with water) is observed due to leakage of


underlying pipes in the vicinity of the building.
Because of building was not in use from 2007, a large
vegetation growth was observed around the building.
Repair Techniques
Demolish
The walls of dressing room, front side stage, inside
toilet room; steps of stage and conference wall.

Entrance door, doors of conference hall and dressing


room, toilet rooms and all existing iron windows.

Complete lobby area, portico projection, auditorium


and plywood ceiling of conference hall.

Entire flooring tiles and all the chairs in the auditorium.


Pressure grouting with neat cement slurry is adopted for
conference hall back side wall leakage areas.

Excavate the soil, fill with moorum and compact the earth
properly.

Construct R.R stone masonry all around the building.

Construct new brick walls for rooms, front side stage,


toilet blocks, west side conference hall, courtyard; and
construct new stage steps.

Construct new portico, conference hall, toilet block and


change the entrance of the building.
Provide new doors and windows, and painting is to be done
entirely.

Install new chairs in auditorium and conference hall.

Make proper drainage connections and provide new wash basins,


water closets, etc.

Surface shall be thoroughly cleaned to remove all existing


fungus and algae; and properly cleaned with Sodium penta
chlorophenate (2 %) or Mercuric chloride (0.2 %).
