What is Maintenance

Introduction

Maintenance is an important aspect to enhance the,


reliability, availability and productivity of the plant and
equipment.

Catastrophic failure
Unnecessary overtime,
Injury to staff,
Additional spare part cost
Types of Maintenance

There are four Maintenance techniques


Breakdown maintenance
Preventive maintenance
Predictive maintenance
Proactive maintenance
Breakdown Maintenance:

Machine failed they were repaired and spare was used.


Latter thought was given for improving equipment
reliability or predicting failure.
Preventive maintenance:

Also known planned maintenance, scheduled


maintenance, calendar based maintenance.
Machine life is limited, failure probability increases as the
machine age.
Perform maintenance before the machine fails, thus
avoiding failure and extending life.
Used when preventive maintenance has less cost than
failure cost.
Predictive Maintenance:

Also known as condition based maintenance.


Rotating machine usually give signs before failing.
Condition Monitoring:

Monitor the machine with appropriate technology,


frequently enough to detect the anticipated failure
modes.
We can make analogy between human health and
machinery health in order to help explain the concept.
Doctor use different methods to determine the health of
human body;
Temperature, blood pressure, heart pulse rate, even fluid
sample.

For plant equipment:

For plant equipment the process is similar. Rotating machine try to


tell us their condition through changes in,
Vibration
Temperature
Lubricants
Sound
Motor current
When all information is gathered by comparing with standard we
get the condition of equipment.
Vibration analysis:

All rotating machinery like fans, pumps ,motors ,turbines and


compressors will vibrate.
The level of vibration and pattern of the vibration indicate the
condition of internal rotating component.
Problems detected

Bearing problems botj journal and rolling


Misallighnment
Unbalance
Looseness
Soft foot
Electric faults
Belt and coupling problem
Gear mesh
Broken rotor bars
Etc
Acoustic Emission(Airborne
ultrasound):
Rotating equipment and other plant assets emit high frequency
sounds clues to potential problems.
Humane ear can only detect 20Hz-20000Hz.
Ultrasound is used to measure the signal.
Uses:
Finding air leaks
Finding steam leaks in steam traps
Detecting lubrication problems
Detecting electrical faults
Infrared Thermography:

IT is the study of radiated energy using a thermal infrared imaging


system.
Highly used in rotating and non moving equipment in plant.
It involves study of temperatures as increased wear , steam leaks,
etc.
Instrument include,
E.g still cameras, movie
Cameras and ultrasounic
Meters.
Applications of I.R.T

Electrical
Steam sysytems
Overheadlines ,transformers motors ,control panels
Refractory plants
Piping , steam traps
