This discreet renovation of a 1950’s bungalow belonging to a


family of 5 is located on the northern shore of Castlecrag in
Australia and has an area of 170 square meters. The simple
project has been under the direct supervision of the
architectural firm Downie North Architects, who have turned a
mid-century residence into a spacious home, cozy and full of
natural light. Having previously lived in a large family.

DEFINITIONS

• FSI is an abbreviation of the term Floor Space Index. It is also known as FAR ( Floor Area Ratio). This is the ratio of the total
permissible constructable area to the area of the plot. FSI/FAR varies from place to place and types of building ( residential,
mercantile, business, institution, worship etc). The FAR/FSI ratio is easily available in all the building bylaws for various cities
and municipalities.

• Built-up area (BUA) is a term used primarily in urban planning, real estate development, building design and the construction
industry.

• HIG = High income group

• LIG = Low income group

• A household is any group of people who live together. Using the Pew Research percentages, households making less than
$45,200 are low income.Households earning at least $135,600 are high income.

• For the current 2018 fiscal year, low-income economies are defined as those with a GNI per capita, calculated using the World
Bank Atlas method, of $1,005 or less in 2016; lower middle-income economies are those with a GNI per capita between $1,006
and $3,955; upper middle-income economies are those with a GNI per capita of $12,236 or more.

• Height Limit The Height and number of storeys shall be related to provisions of FAR as given in Chapter3 and the provisions of
open spaces given in Building Bye-Laws and the following: a) The maximum height of building shall not exceed 1.5 times the
width of road abutting plus the front open spaces. b) If a building abuts on two or more streets of different width, the building
shall be deemed to face upon the street that has the greater width and the height of the building shall be regulated by the width
of that street. Height shall however, not exceed the maximum height as provided in the Master Plan. c) For buildings in the
vicinity of the aerodromes the maximum height of such buildings shall be subject to clearance from the Civil Aviation Authorities
from time to time and to this effect a no objection certificate issued by that Authority shall be submitted by the applicant along
with plans to the sanctioning Authority.
• Upto 4 stories: LOW RISE (individual houses or small apartments)

• 4 to 10 stories : MEDIUM RISE (residential apartments and commercial buildings in non metros and some of them in metro cities)

• More than 10 stories : HIGH RISE (mostly in metros and big cities as residential and commercial buildings)

• What is affordable housing?


Affordable housing refers to housing units that are affordable for those with income below the average household income. In India, affordable
housing is provided for low income people, middle income people and economically weaker sections who have considerably low levels of income
(urban areas).Affordable housing is a key issue in developing countries like India where majority of the population isn’t able to buy houses
because if the high market price. Affordable housing in rural and urban housing sector need differently tailored policies as land is the main
constraint in the urban areas.

• Setback can be explained as the minimum open space required around any building or structure. Municipal regulations make it mandatory for
a specific distance to be maintained between a building and the boundary of the plot on which the building is being constructed on, in order to
keep it away from roads, water bodies or other buildings. Setbacks are required at the front, rear and sides of buildings and the specifications
