What is building bye - laws?

• The rules and regulation framed by town planning authorities


covering the requirements of building, ensuring safety of the
public through open spaces, minimum size of rooms and height
and area limitation, are known as building bye-laws
Objective of building bye-laws
• Allows orderly growth and prevent random development.

• Provisions of bye-laws usually afford safety against fire, noise,health hazard and
structure failure.

• Provide proper utilization of space to achieve maximum efficiencyin planning.

• They provide health, safety and comfort to the people who live in the building.

• Due to these bye-laws, each building will have properapproaches, light, air and
ventilation.
Applicability of buildingbye-laws
• New construction
• Additional and alternations to a building
• Changing of occupancy of building (residential educationetc.)
• Development of land isundertaken
• In demolition
Common terms used
Floor area/carpet area : it is defined as the area covered in any building at any floor
level
Plinth area/ built up area : it is defined as the area measured in the outer side at floor
level or basement level
Frontage : it is defined as the horizontal distance between the construction of main
building and the front boundary of the site
Back setback: the horizontal distance between the construction line and backside
boundary line of the site
Side set back: the horizontal distance between the side of the building to the side of
the boundary line

Advantage of set-back

• Better condition of air, light andventilation.

• At corners it improve visibility and safety fromtraffic.

• Space for parking.

• Protection of building from street nuisance likenoise.

• Reduce the danger of fire from neighbour house.

• It provides privacy in building.


Building & control line
• The line up to which the plinth of the building adjoining a street or road or on future
street may lawfully extend is know as buildingline.

• Building such ascinemas, factories, commercial center which attract large number of
vehicle should be set-back distance apart from the building line.

• The line up to which such building can be constructed is knownas control line.

2. Area limitation and height
The limitation of the area and height of the buildings of different types
of construction and occupancy is achieved by satisfying floor area ratio

Floor area ratio = total area covered by all floors/plot area


The maximum height of the building shall not exceed 1.5
times the width of the road abutting plus front open space

ventilation requirement.

Projections
• Sunshades over windows or other openings shall not be more than
0.74m wide
• Projected balcony at higher floors of width not more than 0.9m
• No sunshade shall be permitted over the road or over any portion
outside the boundaries of site below 2.8m height from ground level
• Sunshades provided at a height of 2.8m from ground level shall be
permitted to project up to maximum width of 600mm
Mezzanine Floor

• Minimum height of mezzanine floor shall be 2.2m.

• The minimum size of the mezzanine floor, if it is tobe used as a living room
shall not less than 9.5m2

• The aggregate area of such mezzanine floor in a building shall in no case


exceed 1/3 the plinth area of thebuilding.
Tamil nadu municipality bye-laws
Dimensions of room:
• Average height should be 2.75m
• Width is not less than 2.5m
• Bathroom area = 1.8m2
• Water closet area shall be 1m2
• Minimum width of doorways, windows or passage should be 1m
Staircase
• Width shall not be less than 500mm
• The head room should be at least 2.1m
• Riser shall not be more than 175mm
• Tread shall not be less than 250mm
• Landings shall not be more than 3.75m
• Handrails should be placed at a height not less than 750mm
