GENERAL

• General Description
• This Specification covers the requirements to furnish all materials and labor for the detailed design
and installation for complete fire sprinkler system installation, in complete compliance with this
Specification for the Technological University of the Philippines, Manila, Engineering Science
Education Program (ESEP) Building Fire Protection Systems installation.
GENERAL

• The intent of this specification is to describe the minimum acceptable parameters for the design,
selection, and procurement of sprinklers, deluge valves and other necessary auxiliaries required for
construction and commission of the automatic sprinklers system. Fire and Gas detection system is
not the part of this specification and it shall be procured separately, however, the activation of the
automatic system shall be linked up with this Fire and Gas system.
• All design, processes, materials and practices shall follow National and local codes and standards
that applies. In the event of absence in any specifications and standards, best engineering practices
and latest innovations shall be utilized, by means of first quality workmanship and materials.
GENERAL

• 2. Work Included
• General: Furnish all materials and labor for the design, installation, and testing of new
sprinkler system in accordance with all applicable codes and requirements of this
Specification.
• Sprinkler: The intent of this project is to provide complete and current code compliant
sprinkler protection throughout the ESEP Building. Furnish and install all components
necessary for the automatic sprinkler and standpipe system to result in fully operational
systems. Provide appropriate water flow, and valve supervisory switches to provide all
monitoring of the System. Interface to the fire alarm system shall be completed by the
Fire Alarm Contractor, as specified in the Fire Alarm Specification
GENERAL

• Sprinkler Floor Control Assemblies: Provide new sprinkler riser connections throughout ESEP
Building, complete with check valves, indicating control valve, inspectors test and drain
combination, and express drain.
• Shields: Install shields where necessary to protect electrical equipment from sprinkler discharge.
Shields shall be such that water spray from sprinklers is shielded from the intended equipment
only. Shields shall not completely block water spray over the remainder of the area to be
protected. Coordinate with electrical drawings for these locations.
GENERAL

• Drains: Provide all piped connections to the exterior of the building necessary to drain and test the
sprinkler and standpipe systems. Drains shall terminate at the exterior of the building, or at an
interior drain capable of handling full flow conditions.
• Valves: Furnish and install all system control valve(s), main and inspector’s test drain valves, and
other appurtenances as required for a fully operable system.
• Painting: Painting of pipe and fittings shall be included in the following areas where pipe is exposed
except for the mechanical rooms and electrical rooms. This Contractor shall include one coat of
latex primer, and one finished coat of latex paint. Pipe and fittings shall be painted red (unless
otherwise indicated on building plans or as directed by Owner) to indicate fire service use.

GENERAL

• All System Designs hall be provided by a properly qualified and licensed Professional Engineer.
• All system designs, materials, and installations shall meet applicable International, National, or local
standards
• Code Conflicts: Should conflicts exist between the referenced codes and standards and this
specification, it shall be Contractor's responsibility to bring the conflict to the attention of Owner for
resolution. The contractor shall not attempt to resolve code conflicts with the local authority,
independent of Owner. In general, in the event of a conflict, the most stringent of the requirements will
apply.
GENERAL

• Equipment: All devices, systems, equipment and materials furnished and installed shall be new and shall
be submitted for approval by Owner. All sprinklers, pipe, fittings, hangers, valves, and other materials
and equipment shall be DTI-BPS approved for their intended use.
• Fittings: Fittings may be of the flanged, threaded, or grooved type. Welded outlets on cross-mains for
riser nipples and/or branch lines, and for sprinkler outlets on branch lines will be permitted.

3. Equipment: Sprinkler Cabinets and Spare Sprinklers


• A wall mounted cabinet for spare sprinkler heads and sprinkler wrench shall be provided. A sprinkler
wrench compatible for each type of sprinkler head used shall be provided in the sprinkler cabinet.
Spare sprinkler heads of each type used shall be provided in the cabinet.
• Use of concealed sprinkler heads is strongly discouraged (after a few years, the concealed cover
assembly plates are obsolete and missing plate cannot be replaced) and require written approval from
Owner (Director of Electrical Maintenance).

• Provide a stock of 12 spare sprinklers of each type used in the project. If more than 300 heads of a type
are used, supply 24 spares.
• Provide 24 escutcheon plates, trims, and caps for each type used for both fully concealed (if allowed)
and semi concealed heads. If more than 300 heads of a type are used, supply 15% spare escutcheon
plates trims and caps. Residential applications require a higher percentage of spares, discuss with FMS
Fire Tech before bid time.

4. Equipment: Test and Drain


• Combine test and drain valves, sight glass, and interchangeable restricting orifice, sized for smallest orifice
sprinkler zone.
• Locate Test and Drain valves in easily accessible non-office areas and no more than 6 feet AFF.

5. Equipment: System Component Identification


• Control drain and sectional valves shall be provided with permanently marked identification signs. The signs
shall be permanently mounted on the piping or wall at the valve, or on the valve, but shall not be hung on the
valve with wires or chains which permits easy removal of sign.
• All Valves should be numbered accordingly with number tags being affixed to the valve body not the operating
handle.
• Installation contractor shall provide an index sheet showing a complete listing of all tagged numbers followed
by an associated description for each valve.

6. Equipment: Piping and Valves


• All piping shall be installed to permit drainage of the system through a main drain valve. Main drain
valve shall be a ball valve. Where a change in piping direction prevents drainage of the system, Low
Point auxiliary drains shall be provided. The auxiliary drain assembly shall consist of a lockable ball
valve, nipple and cap or plug. Pipe drains to an accessible location.
• Use only Schedule 40 steel pipe for threaded and rolled groove piping on wet systems. Use only rolled
grooves, no cut grooves.
• All Control/Sectional valves under 6 inches shall be Butterfly valves with monitoring contacts.

• All pressure switches shall have a vented ball valve installed on the line before the switch
• A double check valve shall be provided where sprinkler system connects to public water supply.
• Install chains and break-a-way locks on ALL valves.
• Install piping with ball valve inside building at base of any/all roof hydrants for draining hydrants. Locate
ball valve within 72 inches AFF and before connecting to system drain.

7. Equipment: Fire Pump


• Use horizontal electrically driven pump, not vertical type.
• Do not use diesel driven pumps. 
• Use pilot operated pressure reducing valves (PRV).
• Use the simplest control panels, minimize the use of electronic touch screen controls.
• Fire pumps shall be in non-sensitive areas such that nearby occupants are not disturbed by noise and vibration
caused by a fire pump.
• MEP design consultant shall ensure there is enough normal electrical power and genset provided power for a
fire pump installation.

8. Fire Department Connection


• Provide locking FDC Caps (Type used: Knox FDC cap 2 ½″) on all Fire Department connections. Must be
approved by local Fire Department. 
• Non-pressurized FDC shall be Schedule 40 galvanized steel pipe.

9. Main Alarm Valve Equipment


• Water flow indications shall be flow switch only (Pressure Switches are not acceptable) on wet systems.

10. Alarms/Monitoring/Control
• All valves which control the flow of water to water-based fire suppression systems shall be provided with
tamper switches.
• Provide each sprinkler/standpipe system and/or zone with a water flow switch.
• All water flow and tamper devices shall be supervised by the main fire alarm system panel as a trouble or alarm
point as dictated by the service.
• Provide an electronic strobe and horn (mounted 6 feet AFF on outside of building above FDC) in lieu of a water
motor gong for exterior audible alarm for fire sprinkler systems. Strobe shall only be active to indicate water
flow, not general Alarm. (All Notification Appliances placed outside shall be Weather-Proof and in a STI-1229-
HAZ weatherproof enclosure.)
• Do not use a water motor gong for exterior audible alarm for fire sprinkler systems.
• For wet or dry systems, do not use any type of control panel, all switches and device shall be wired to the Fire
Alarm Control Panel (FACP).
EXECUTION
• Installation of Sprinkler System
• A pre installation meeting shall be held by a trained and certified contractor to discuss on its team the all relevant topics
about the installation of the system including the guidelines and standards set by the regulation body.
• At this stage the fire sprinkler blueprints are reviewed as well as the materials to be used.
• Purchasing and delivery of fire sprinkler materials including pipes at set storage spaces for inspection.
• Layout of fire sprinkler systems and the various parts including sprinkler heads, control valves, check valves, main drain,
hangers, pressure gauges, calculation plate, hangers, branch lines mains and others.
• The fire sprinkler system should be installed according to the guidelines stated in the codes and standards of the governing
bodies for the project.
• Completion of the fire sprinkler system by conducting hydrostatic testing and final inspection.
• Labels and Identification
• All items of the sprinkler system shall be labeled and identified as required, and as per requirements of The Fire Code of The
Philippines of 2008, Fire Safety Enforcement Manual, Philippine Mechanical Engineering Code of 2012, National Fire
Protection Association, and the International Organization for Standardization
