Assignment: PP 521, Construction Management

Due on Feb ______, 2020 in class.


 
You were commissioned to design and build a three (3)- storey commercial and
office building with a lot covering an area of 2,500 sq. meters.
 
The building is a 3- storey commercial building with concrete foundation,
combination of CHB and glass walls, metal roofing on steel frame, complete with
utilities such as water, sewer, drainage, power and telecommunication system,
parking area and landscaping. Area includes, lobby, coffee shop, admin area,
commercial stalls for lease, toilets and other amenities.
 
1. I want you to create a sequence list of not less than 25 activities that will be
required to complete the work. For example: demobilization , demolition of existing
building and site preparation etc.
 
2. Consider tasks that have to do with: Demolition, Site utilities, civil work, structural,
roofing, masonry, carpentry, steel erection, doors, frames and windows, etc.
 
3. Determine exactly the manpower, equipment, and material required for each
task.
 

 
4. Sequence the tasks to obtain the greatest efficiency.
Minimize material handling

Minimize traveling for both labor and equipment

Keep equipment and or manpower constantly in working conditions

 
So, you have to provide a thorough analysis with the various activities
required to complete the task and describe how it can be done in a safe
manner, and then prepare and complete and work schedule including
but not limited to manpower, equipment, materials, cost and other
necessary requirements to completed the project.

Prepare a Pert CPM and Gantt Chart.


THE PROJECT
THREE STOREY COMMERCIAL BUILDING

    The Freeport continued to be attracting a variety of convenience commercial establishments—restaurants, small


retailers, banks, and entertainment establishments. Majority of these companies prefer to locate within the Central
Business District where the main commercial business is situated.

The ever growing demand for commercial and office space finds the need for additional areas. Our company
proposes to build a three story commercial building to fill in the gap for such demands, more particularly the
increasing number of Korean companies who wants to part of the Freeport community.

Our proposal will add an approximately 1,400 square meters floor space which will can accommodate small
shops, bars and restaurant at the ground floor and office-tel at the second and third floor.

It is strategically located near the Main Gate, as part of the Times Square Complex. It is situated at the corner
of Rizal Highway and Sta. Rita Road besides the Subic International Hotel which has great advantage to
prospective customers due to the proximity to the Freeport’s main gate and Olongapo City.
