Maintenance Management
Management: is a function of
production management that is
concerned with day to day problem
Concerned with planning, organizing
of keeping the physical plant in good
and directing the resources in order
operating condition
to control the availability and
performance of the industrial plants
to some specified level.

Management?
What is the use of Maintenance
Management?
main aim of equipment maintenance is to
maintain the functionality of the equipment and
to minimize its breakdowns.

It also ensures the proper working and to

intercept fluctuations that occur in the duration
of the production process.
What is the use of Maintenance
Management?
It is important for organizations today to get and
implement a good maintenance strategy.
Possible consequences in revert of careless decisions
without maintenance management. Some of them are:

 Production loss
 Rescheduling of whole projects
 Material wastage
 Over time of labor
 Disposal of machinery and equipment before the
end of its useful life.
Examples of the industries that use
this management

Restaurant
Industry
Plastics
Construction
Manufacturing

Food Automobile

“ “DO NOT fix
anything unless
it’s broken”

Importance:

1. Operator and Machine Safety

- You will always be assured that you will
operate under safe conditions.

2. Machine Efficiency
- Optimal working conditions of the equipment
and moreover, conserves its life span.

8
Importance:

3. Time Savings
- will reduce the actual downtime caused by the
breakdown and further enhance the products
that too in less time, thereby, saving a lot of
time.
- consume less time than the time taken in
emergency repairs and replacements.

Maintenance Benefits

11
Categories of Maintenance
- No actions or efforts are taken
to maintain the equipment, this is
Breakdown (Reactive) designed ensure design life is
Maintenance reached.

- It is basically the “run it

till it breaks” - Involves performing
maintenance mode. maintenance activities after a
machine breakdown or
malfunction has occurred and
then must be repaired on an
emergency or priority basis.
12
Categories of Maintenance
Advantages Disadvantages
- Involves low cost - Increased cost due to
investment unplanned downtime of
- Less staff is required equipment
- Increased labor cost
- Cost involved with repair
or replacement of
equipment.

13
Categories of Maintenance
Preventive Maintenance ▸ This includes adjustments,
- Defined as “actions cleaning, lubrication, repairs,
performed on a time or and parts replacements.
machine run based ▸ It keeps assets in good order
schedule that detect, and reduces unscheduled
preclude, or mitigate downtime and major repairs
degradation of a
component”

14
Maintenance Policy
▸ The maintenance policy of a productive system provides specific answer to
problems concerned with the selection of specific components parts of a system
for maintenance, decision regarding the specific forms of maintenance to be
used, a choice between internal and external maintenance and a further choice
between centralized and decentralized maintenance in case of internal
maintenance.
