HOW DOES A FACILITY MANAGER MAKE THE PROPERTY BEING MANAGE BE AT PAR
OR COMPETITIVE AGAINST A RISING AND COMPETITIVE PROPERTY MARKET?

• The Facility manager maintain the health of the building. He/She enhance the building.
FM ensure that the building uses the latest technologies in order to upkeep to the other
companies. He/She always check the facilities if there’s trouble to ensure that the building
operate efficiently. FM improves the building in the best that it could be.
WHAT IS CAFM IN CONTEXT TO ICT?

• CAFM system is defined as a combination of Computer-Aided Design (CAD) or relational


database software with specific abilities for Facilities Management (FM). CAFM enables the
facility management to plan, implement and monitor all space-based and workplace-related
operations, asset management, precautionary and scheduled maintenance, operational facility
services, space reserve services and any other client service request. CAFM Help the facility
manager ensure the organization's assets are fully utilized at the lowest possible cost, while
providing benefit to every phase of a building's lifecycle. CAFM Support the operational and
strategic facility management, all of the activities associated with administrative, technical, and
infrastructural FM tasks when the facility or building is operational, as well as the strategic
processes for facilities planning and management.
HOW CAN A FACILITY MANAGER MANIFEST BUSINESS AGILITY IN A HIGHLY
COMPETITIVE PROPERTY MARKET?

• The facility manager can demonstrate business agility by being agile in every downs of
the business. Agility will be demonstrated when the facility manager can adapt
productively and cost-effectively to market and environmental changes in real state
context. For example, during this pandemic all of the condo is in the high risk. How the
FM will react or solve this problem in order to ensure and guarantee the tenants that all
operations strictly follow health protocols. In this problem the facility manager will learn
a lesson and act as possibly as he/she can.
ON WHAT ASPECT IS THE FM COORDINATING WITH THE FINANCE
DEPARTMENT?

• When procuring upgrades and improvements to buildings, the facility manager


coordinates with the financing department. It is also important that the facility manager
checks the background and the PCAB of the contractor if its legit. FM also check the
price of the material if its not in the standard price. In this way, not only the daily
processes or functions of the building would be effective but also monetary flow.
WHAT ARE LEGAL AND REGULATORY REQUIREMENTS OF SCHOOLS?

• PAASCU is an organization that certifies and ranks schools according to how they
conform to the accepted quality education standards. The Facility manager must design
the facilities that comply in the standard and requirement of the organization.
ON WHAT TYPE OF FACILITES WILL AN EXPERIENCE WITH GEOLOGY BE
HELPFUL AS A FACILITY MANAGER?

• In facilities in land deformable by natural disasters, a facility manager with geological


knowledge is useful. As the building grow years by years, buildings is more prone in the
earthquake. FM knowledge about geology is useful, he/she can plan and the earthquake
escape route of the tenants. FM will know what are the priority facilities that he will
maintain and manage. The FM also what are the areas needs retrofitting.
WHAT TYPE OF ENGINEERING BACKGROUND IS BEST FOR MANAGING
RESIDENTIAL CONDOMINIUMS? AND WHY?

• Mechanical Engineering background is best for managing residential condominiums


because ME is experts in the facilities that needs to maintain. For example the HVAC
system, if there is problem he/she know where the problems comes from. Also in
elevators and escalators he/she know how to maintain and improve. He also know what
are the latest technologies and how is it work. There are many aspects that mechanical
engineer can help the FM.
WHAT ARE THE DIFFERENT FACILITIES YOU WILL MANAGE IF YOU ARE THE
FACILITY MANAGER OF MALAYAN COLLEGES OF LAGUNA?

• First, the rooms and lounge area of the students needed to be enhanced because they pay
for the miscellaneous fees and its for them to get their moneys worth. Secondly, the
Faculty offices because they are also tenant of a building and they spend their much time
in office. Third, the cafeteria because this facility cater much people in noon, it’s the
hottest time here in the Philippines most of the students and professors take their lunch
there. Fourth, the library because student spend their time mostly here to study and
prepare for their incoming exam. Lastly, the gymnasium because safety of the users is
important.
WHY IS THE ARCHITECT QUALIFIED AS A FACILITY MANAGER?

• Architects are qualified as a facility manager because of their skills. For example in terms
of Catering People, Architects design a facility for the tenants to feel comportable. In the
workplace, Architects are expert in planning such as the minimum amount of space to be
provided per staff member, fire safety arrangements, ventilation and welfare
arrangements such as toilets and drinking water. In terms of sustainability, Architects
design and plan the building to make it sustainable. They also know to maintain it.

ADMINISTRATORS AND PROPERTY MANAGERS

• Philippine Association of Building Administrators (PABA).
