EFFICIENCY
I. WHAT IS GREEN BUILDING?
• Green, or sustainable, building is the practice of creating and using healthier and more
resource-efficient models of construction, renovation, operation, maintenance and
demolition. (EPA, USA)
• Design is itself an important factor to consider while talking about green building.

• Various green
rating systems
are established
globally to
evaluate the
sustainability
of construction
projects. Their
categories and
criteria have
been under
constant
updates to
follow the
sustainable
trend of
building
development.
III. CASBEE: BACKGROUND
• Comprehensive Assessment System for Built Environment Efficiency (CASBEE) is a method for
evaluating and rating the environmental performance of buildings and the built environment.
• CASBEE was developed by a research committee established in 2001 through the
collaboration of academia, industry and national and local governments, which established
the Japan Sustainable Building Consortium (JSBC) under the auspice of the Ministry of Land
Infrastructure, Transport and Tourism (MLIT). (IBEC)

IV.WHY CASBEE?
• Enhance the quality of people's lives 
• Reduce the life-cycle resource use
• Reduce environmental loads associated with the built environment, from a single home to
a whole city. 
V.  CASBEE
 CASBEE was developed by a research committee established in 2001, as part of a
joint industrial/ government/ academic project.
• It was developed out of a three-phase process to consider sustainability issues to
Japan and Asia.
1. The first phase: Improving indoor air quality with little regards to exterior condition or
building development
2. The second phase: Grew out of concerns over air pollution in Tokyo in the 1960s
3. The third phase: Looking at the broad picture, the impact of building on the interior and
exterior environment. (CTBUH.)

VI. BEGINNING OF CASBEE


CASBEE was developed according to the following policies:
• The system should be structured to award high assessments to superior buildings, thereby
enhancing incentives to designers and others.
• The assessment system should be as simple as possible.
• The system should be applicable to buildings in a wide range of building types.
• The system should take into consideration issues and problems peculiar to Japan and Asia.
VII. BEGINNING AND HISTORY OF DEVELOPMENT
• There has been a growing movement towards sustainable construction since the second
half of the 1980s, leading to the development of various methods for evaluating the
environmental performance of buildings.
VIII. CASBEE ASSESSMENT TOOLS PRINCIPLES

1. APPLICATION:
 CASBEE-Housing and CASBEE-Building are applied for individual
houses and buildings to assess their environmental performance.
 CASBEE-Urban Development is used to evaluate environmental
performance of urban blocks and town development.
 CASBEE-City evaluates environmental performance on a local
government scale.
These are assessed based on BEE indicators by CASBEE.
CASBEE ASSESSMENT TOOLS:
1. Comprehensive assessment throughout the life cycle of the building
2. Assessment of the Built Environment Quality and Built Environment Load
3. Assessment based on the newly developed Built Environment Efficiency
(BEE) indicator
IX. TYPES OF CASBEE
CASBEE is divided into four assessment tools:
• The first assessment tool: CASBEE for Pre-design, was completed in 2002
• The second assessment tool: CASBEE for New Construction in July 2003
• The third assessment tool: CASBEE for Existing Buildings in July 2004
• The fourth assessment tool: CASBEE for Renovation in July 2005. (JSBC), J. G. (2014).

XV. WHAT IS HYPOTHETICAL BOUNDRY
BEE REPRESENTATION

• Plot L on the x axis and Q on the y axis.


• The BEE value assessment result is expressed as the gradient of the straight line
passing through the origin (0,0).
• The higher the Q value and the lower the L value, the steeper the gradient and
the more sustainable the building is.

From Eco-efficiency to Built Environment
Efficiency (BEE)
• Eco-Efficiency - "Value of
products and services per unit
environmental load.”
• Efficiency - in terms of input and
output quantities

definition of Eco-Efficiency - as
"(beneficial output) / (input +
non-beneficial output)."
• This new model of environment
efficiency can be extended to
define Built Environment
Efficiency (BEE), which CASBEE
uses as its assessment indicator.

• New concept for assessment (distinguishes environmental load from
quality of building performance)
• CASBEE results are presented as a measure of eco-efficiency or BEE.

Disadvantages
• Meticulous record keeping is required
• The main disadvantage of the certification
process is that they are expensive.
• Sometimes the availability of materials may
cause problem.
• Takes time for the certification.
