 Ram Resources Co., is one of the foremost and

services. Established on 1999 as a partnership, our
company grew and our organization expands that
leads to the establishment of Ram Resources Co.
with SEC Registration No. PG201011478 to further
realize our primary goal that is to provide a
better and above par service and to widen our
service coverage.
SERVICES
As early as of year 2000, Outsourcing Services for Bank acquired property
was practiced in banking industry which led RAM Resources Co. to expanded
its services covering:

Functions of Services
Property management team assist client in conducting due diligence,
property and documents inventory, property valuation, refer and assist in
property sales and marketing, and closing of sales (without any commitment
of percentage in commission for success of sale).
Property caretaking group involves housekeeping and maintenance, to secure
and protect properties from informal settlers and other possible damages that
would affect property value. RAM Resources is the only caretaker servicing
company accredited by the Bangko Sentral ng Pilipinas.
1. Nationwide Caretaker Service – Deployment of Caretaker for bank acquired property

RAM RESOURCES CO. CARETAKERSHIP PROGRAM


The purpose of this program is to give our Clients the most cost effective
service without compromise to safety and security.
SERVICE PACKAGE
1. Scope of Work
a) 24/7 availability of caretaker to maintain and monitor the property.
b) Screen and provide proper training to caretakers.
c) Monitor and supervise the satisfactory performance of the caretakers.
d) Provide supervisors/coordinators nationwide to monitor/maintain the quality of service.
e) Protect the property from intruders and illegal entry.
f) Joint inventory of contents prior to takeover of the property.
g) Submit monthly inspection report stating the current status of the property.
h) Immediate notification of concerns and/or untoward incident, if any, for Client’s immediate
action.
i) Provide folder for each property containing the property profile, bio-data of the caretaker,
inspection reports and recommendations.
j) Security coordination with the Barangay and/or Police Officials.
k) Securing of MERALCO bill, water bill, association dues, statement of real estate tax due etc.
and facilitate the payments of the same.
l) Provide logbook for each property for recording purposes.
m) Provide service vehicle for inspection purposes.

RAM Resources is involved from acquisition to
disposition of asset nationwide.
2. TCT Consolidation – Proposal upon request

Function:
a) Consolidation of Title/Transfer of Tax Declaration (includes assessment and payment of
registration fee/entry fee, transfer tax) Consolidation of Tax Declaration
b) Assessment and Payment for Real Property Tax
c) Facilitation Fee for securing Certified True Copy of Tax declaration.
d) Facilitation Fee for securing Certified True Copy of Tax Clearance.
e) Facilitation Fee for securing Certification of improvement/non-improvement, Note: Needs
ocular inspection before issuing CNI
f) Facilities Fee for securing Certified true copy of Title
g) Assessment and Payment of Capital Gains Tax and Documentary Stamp Tax For the release
of CAR from BIR
h) Assessment and Payment of Registration fee, Entry Fees and Transfer Tax from Registry of
Deeds.
i) Annotation of COS (with CTC copy of TD and Tax Clearance )
TCT consolidation group provide the services for Capital
Gains Tax and VAT assessment, and payment for Register
of Deeds consolidation and processing requirements.
RPT payment includes the service for property tax
assessment, and to request payment for property tax to
avail government discount.
Property inspection team conducts on-site ocular
inspection to establish status and condition of each
property. Improved properties are evaluated for
appropriate recommendations to save expenses for
insurance and improvement’s property tax.
3. Property Inspection & Paralegal Services-Proposal upon request

FORMAT – PROPERTY SURVEY INSPECTION FORMAT – DELIVERY OF NTV


Function:
1. Conduct inspection survey and Delivery of Notice to Vacate (NTV) of the assigned properties
managed by the owner.
2. Submit an individual Property Information Sheet for each assigned property which contains
the following data:
 Present Occupants – identify whether they are former owner, tenant of the previous owner
or illegal occupants and others;
 Identify the number of occupants and their names, if possible
 Assessment of current physical conditions of the improvements – whether they are well
maintained, deteriorating or being subjected to vandalism
 Taking pictures / Photos of the assets – front view, rear view, façade view and inside view
of the property
 Profile of assessment of the occupants – adversarial of cooperative
 Gathering information of contact number/s of the head of the family if possible
 Conduct facilitation for Lot Plan from the Municipal/City Assessors and Tax Mapping Division
which is subject for reimbursement all payments for securing the said documents with
official receipt is subject for reimbursement
 Provide Vicinity map / direction to reach the site

3. Delivery of Notice to Vacate to occupied properties and return to Altus Capital Partners the
duly received notice within two weeks from date of delivery.
4. Provide a written feedback on the reaction of the present occupant of the property upon
issuance of the Notice to Vacate
5. For those properties where the present occupants are “WILLING TO VACATE” the property,
proper coordination of turnover of the property with Altus Capital Partners is conducted.
Meanwhile, as soon as the occupants leave the property, the agency shall, after receiving
appropriate advise from the Altus Capital Partners and will immediately take possession and
assign a caretaker to safeguard the property in behalf of the Altus Capital Partners with
corresponding SUCCESS for each of the success base of turnover of property.
6. For those properties we conduct inspection / survey deliver of NTV and are willing to vacate
the property. The caretaker agency will provide the actual assessment report for those
properties which need maintenance and restoration of the property such as construction of
perimeter fence, one time general cleaning and hauling, one time grasscutting, one time pool
siphoning, facilitation and application of Meralco & Maynilad services, repainting minor
renovation & restoration of bank acquired asset and other related construction maintenance
concern with corresponding proposal to be submitted for each of the assigned proposed plan
project.

Paralegal Services offer facility and ease with legal and asset transaction with our
nationwide contacts and experts, mediate and facilitate amicable settlement of
items in litigation accounts, settle proper foreclosures, and facilitate Dacio en Pago
proceedings.
