Benchmark Achievement

12/31/2020 Annual Review 4

Parameters of Green Building Certification
• Principles of sustainability from site selection, design, engineering, construction, material and operations.
• Sustainability solution and the practices are integrated towards Efficiency in:
 ENERGY EFFICIENCY
 WATER EFFICIENCY
 MATERIAL EFFICIENCY
 WASTE MANAGEMENT
 HEALTH AIR QUALITY
 OPERATING PRACTICES

12/31/2020 Annual Review 6
Site Selection
• The main criteria was to seek a site on which
construction would have the lowest environment
impact.
• Other criteria , that no building roads or parking areas
would be built on the land that was green land or prime
farmland.
• Land with elevation lower than 5 feet above the
elevation of the 100 year flood level.
• It was important to the One Earth team to ensure that
the site was located in an urban area with existing
infrastructure, where they could also protect the
existing biodiversity and preserve the habitat and
natural resources
• The chosen site was located within existing minimum
residential development density of 10 units / acres.
• It also had easy access to basic services such as a bank,
place of worship, convenience grocery, day care,
cleaners, fire station, medical/dental clinic, pharmacy,
etc.

Energy Efficiency
 100% Renewable energy Campus : 155kW on site wind
solar Hybrid System
 Wind :4.75kW x 18 no. turbines
 Solar PV :0.23kW x 243 Panels
 BIPV :0.105kW x 128 Modules
 100% External and Common area Lighting, Indoor A/c
Units
 Efficient Envelope Design with high performance Glazing ,
Over Deck insulation , reduced interior light Density , day
light optimization.
 LED for outdoor and Street lighting, occupancy sensors.
 The campus has achieved 30%- 40% reduction in
operating costs due to energy savings.

12/31/2020 Annual Review 8

Envelope Performance
• Minimal Heat Gain (40% better than
conventional)
• shaded Glazing during summer (April-October)
• Natural Ventilation Potential in transition spaces
• Daylighting (>90% Daylit spaces)

12/31/2020 Annual Review 9

HVAC – a unique approach
• One Earth is the first project in India to deploy Water
Cooled Variable VRV (Variable Refrigerant Volume)
system manufactured by Daikin, Japan.
• Water cooled VRV system is considered to be the most
energy efficient system compared to conventional
system.
• The water being used in the air conditioning system is
entirely generated through the sewage treatment plant.
It is because of these design features the A/C load has
been reduced by 40 per cent as compared to any other
conventional building of this scale.
• HVAC load was substantially reduced right at design
stage by value additions such as:
• Providing insulation at roof
• Use of high performance glasses

12/31/2020 Annual Review 10

Water Efficiency
• 100% waste water treatment through on site sewage treatment plant.
• 100% use of recycled water for landscaping , air- conditioning and
flushing.
• Water storage tanks designed to store 3 days water requirement.
(Capacity 750 cum.)
• Rain water harvesting tank designed to collect 3 days rainfall. Capacity
1000 cum.
• Sewage treatment plant (STP) of capacity 120 cum/day and recycled
water is reused for HVAC and gardening. Total recycled water from
STP is 100 cum/day
• Solar water heating system capacity for employee washrooms and
showers – 10 cum/day which would save @ 1.4 Lac kWh of electricity
per annum.
• Landscape with naturalized and adapted plant species.
• Innovative rain water harvesting system –pebble drains to collect
excess water.
• Use of low flow faucets, touch less urinals with sensors and dual flush.
• It reduce consumption of water by 60%.

Material Efficiency
• Regional Material : Around 80% of regional
materials (within a radius of 800km )are
used in this project.
• Recycle Content : Products with high
recycle content are used, which measure to
about 13.26% of the total value of the
materials in the project.
• Rapidly Renewable Material : Around 10%
of rapidly renewable material e.g. bamboo
flooring.
• Use of low energy material for internal
partitions, paneling, false ceiling, and in-
built furniture.
• Utilization of fly ash in building structure.

12/31/2020 Annual Review 13

Waste Management
• Implementation of Zero waste practices.
• Waste segregation at source where bio degradable waste processed in OWC on site system and
non- biodegradable waste processed through approved and certified recycling vendors.
• Organic waste generated from the cafeteria, and paper waste from office bins to be converted
into manure by organic waste converter of capacity 100kg/hr.
• Generated organic manure used for landscaping.
• Green housekeeping practices with appropriate systems and certified products.

12/31/2020 Annual Review 14

Environmental Quality
• CO2 sensors in densely occupied spaces and near
workstations to monitor and control CO2 levels in the
building.
• HVAC system designed for 30% higher ventilation
rates.
• Use of low volatile emitting adhesives, sealants,
paints, carpet and composite wood products to
improve quality of indoor air.
• Carpooling is encouraged by providing 5% of total
vehicle parking capacity on site as dedicated parking
for carpooling.
• Electrical charging points to serve 97 vehicles(16.9%
of Total Vehicle Parking capacity) at onetime.

• Suzlon One Earth is a NO SMOKING zone for

overall health benefits and environmental quality
improvement.
