GROUP HOUSING :
A third type of domestic architecture accommodates the group rather than the unit and is
therefore public as well as private. It is familiar through the widespread development of mass
housing in the modern world, in which individuals or families find living space…

CARPET AREA :
Carpet Area is the area enclosed within the walls, actual area to lay the carpet.
This area does not include the thickness of the inner walls.
The minimum carpet area of a room is should be 9.5 sq. Meter and with minimum width of 2.4
meter

BUILT UP AREA :
Built up Area is the carpet area plus the thickness of outer walls and the balcony.
Permissible maximum ground coverage area is 40% in housing

SUPER BUILT UP AREA :


super built up area is the built up area plus proportionate area of common areas such as the
lobby, lifts shaft, stairs, etc. ... Means CARPET AREA is 75% of SUPER BUILT UP AREA.
OR
This is the total saleable area for which the builder charges according to the per unit area rate.
This is the sum of liveable area, walls , columns & terraces and proportional share of common
areas like lobby , staircases etc meant for common use by multiple units.
CANOPY —
A projection over any entrance.
if provided in setbacks shall be either cantilevered or supported on columns (max.
dia.30.0 cm in case of circular and max. 30.0 cm X 30.0cm in case of rectangular columns

F.A.R :
FLOOR AREA RATIO is the ratio of a building’s total floor area to the size of the piece of
land upon which is built.

• F.A.R= Total covered area of the floors /Plot area


• Permissible maximum F.A.R is 2.5 for 40% gc.

F A R SHALL NOT INCLUDE


• A chajja projection (in setbacks) of a width of 0.75meter at lintel or roof level.
• No construction of any type shall be permitted over the canopy projections (in
setbacks).
• Basement (including double basement).if used for parking, services and storage.
• Stilt area of non-habitable height proposed to be used for parking, landscaping etc.
Basement area shall not exceed beyond building envelope.
• The height of any basement shall be maximum 2.1 m (including slab) above the top
level of the drain. The max. height of the basement from floor to ceiling shall be
4.5m.
PARKING SPACE
— An area enclosed or unenclosed, covered or open, sufficient in size to park vehicles,
together with a drive-way connecting the parking space with a street or alley and
permitting ingress and egress of the vehicles.

• Parking space allotted in open area is 23sq.m

• Parking space allotted in covered area is 28sq.m

• Parking space allotted in basement is 32sq.m


ECS (Equivalent car space )
• the ecs is 01 on each 100 sq. meter area.

• If the area is more than 100 to 150 sqm then the ecs is be 1.25

• If the area is more than 150sqm then the ecs is 1.5

• STILT FLOOR : Stilt Floor means ground level portion of a building consisting of
structural column supporting the super structure done without any enclosures and
not more than 2.5 mtr. in the height from the ground level for the purpose of parking
vehicles, scooters, cycles, etc.

• If the area use for parking the maximum height max 2.4m at beam or service line
• if they use for other purpose than the floor should be count in F.A.R.

• Right angle parking

In right angle parking or 90parking, the vehicles are parked perpendicular to the
direction of the road. Although it consumes maximum width kerbed length required is
very little. In this type of parking, the vehicles need complex maneuvering and this may
cause severe accidents. This arrangement causes obstruction to the road track
particularly if the road width is less. However, it can accommodate maximum number of
vehicles for a given kerbed length.
Off-Street Parking Facilities

In many urban centers, some areas are exclusively allotted for parking
which will be at some distance away from the main stream of traffic. Such
a parking is referred to as off-street parking. They may be operated by
either public agencies or private firms. A typical layout of an off-street
parking is shown in figure.
