SITE DESCRIPTION
ACCORDING TO DAP (2016-2035):
PROBLEMS IN TIA:
• LACK OF PROPER PLAYING FIELD AND PARK.
• LACK OF PROPER WASTE DISPOSAL AREA.
• LACK OF PROPER ROAD CONNECTIVITY FROM BADDA.
• LACK OF PROPER WATER TREATMENT FACILITIES.

OPPORTUNITIES IN TIA:
• HATIRJHEEL RECOGNIZED AS A PRIMARY COMMUNITY
SOCIALIZATION HUB.
• OPPORTUNITIES OF INCREASING MIXED-USE DEVELOPMENTS.
• MRT-06 WILL BE AVAILABLE ON THE SOUTH-EAST OF TEJGAON
INDUSTRIAL AREA.

REQUIREMENTS THAT NEEDS TO BE MET:


• TIA REQUIRES PROPER HEALTH & EDUCATIONAL FACILITIES.
• IT REQUIRES PROPER PLAYING FIELD.
• CANALS FOR WASTEWATER DISPOSAL IN BEGUNBARIA & OTHER
ADJACENT AREAS MUST BE PRESERVED

DAP ANALYSIS
PROGRAM PROPOSAL:
ACCORDING TO DAP (2016-2035), 
TEJGAON INDUSTRIAL AREA IS INDICATED AS A MIXED-USE ZONE. 

KEEPING IN MIND THE PRESENCE OF MULTIPLE EDUCATIONAL INSTITUTIONS IN CLOSE VICINITY, A PROPOSAL TO DESIGN A MIXED-
DEVELOPMENT INVOLVING A STUDENT HUB AND A PUBLIC REALM IS GIVEN.

SINCE PARKS ARE OFTEN LOOKED AT AS LAND BEING WASTED, WE CAN OFTEN SEE PARKS BEING BARRED OFF OR ILLEGALLY OCCUPIED TO
BE CONVERTED INTO  PROFIT INCENTIVE DEVELOPMENTS. THEREFORE, AN IDEA OF A VERTICAL PARK IS PROPOSED. WITH THE SAME
AMOUNT OF LAND BEING PROVIDED BUT IN VERTICAL MANNER MAY GIVE IT A SENSE OF INCREASED FUNCTIONALITY IN A MORE
COMPACT AREA

AS PER BNBC, FOR 6m ROAD WIDTH, A FAR OF 4.25 &


MGC OF 57.5% IS PROVIDED.
ACCORDING TO BNBC,
IN A MIXED-USE BUILDING COMPRISING OF RESIDENTIAL AND COMMERCIAL
FACILITIES, FAR OF THE RESIDENTIAL FACILITIES MUST BE USED. 
THEREFORE, FOR DORMITORIES (A3), 
FAR = 4.25
MGC = 57.5%

TOTAL LAND AREA (IN SFT) = 20 X 720


                                                = 14,400 SFT
FAR = ALLOWABLE BUILDING AREA / TOTAL AREA OF THE SITE
4.25 =    X/ 14,400   ; X = 64,800 SFT
    
AREA OF ONE FLOOR = 14,400 X 0.575 (MGC)
                                      = 8280 SFT
THEREFORE, TOTAL NO. OF STORIES,
64,800/8280  = 7 STORIES (ALLOWABLE)

SETBACK:
FRONT = 1.5m SIDES = 1.25m BACK = 2m

PARKING CALCULATION:
20 KATHA = FOR EVERY 200sqm (2152 sft) , 1 CAR PARKING MUST BE PROVIDED
THEREFORE, 15 PARKING SPACES MUST BE PROVIDED
