AR505 – URBAN PLANNING
About
The land is becoming limited in supply, which is why developers and
construction companies must know how to effectively use the land in a
manner that will support the environment and surrounding communities.
Land use planning ensures that resources are used efficiently so that the
needs of the people are met while safeguarding future resources.
This planning process can be used to prevent land-use conflicts and reduce
exposure to pollutants.
Land-use planning can occur at various levels, which can include everything
from town and local to national and international. Most land use plans begin at
the local level before connecting to higher levels.
Land use map
Understanding current land cover and how it is
being used, along with an accurate means of
monitoring change over time, is vital to any
person responsible for land management.
Measuring current conditions and how they are
changing can be easily achieved through land
cover mapping, a process that quantifies current
land resources into a series of thematic
categories, such as forest, water, and paved
surfaces.
Effective land-use planning provides direction
on the way land-use activities should take place
and encourages synergies between different
uses.

LANDUSE MAP OF MUMBAI

Urban Land Use Planning
It is concerned with the location, intensity and amount of land
development required for the various space using functions

Determination of Land Supply for Urban
Expansion:
Land supply is the land area available within the
city/municipality for urban expansion. Basically, this
is left after deducting the areas considered for
protection/preservation and conservation such as the
Network of Protected Agricultural Areas (NPAAs),
National Integrated Protected Areas System (NIPAs),
existing built-up areas, etc.
Formula:
Land Supply For Urban Expansion = TLA – (PCA +
BU)
Where: TLA = total land area of city/municipality,
in hectares
PCA = protection/preservation and conservation
areas, in hectares
BU = built up areas, in hectares
