Project Development Process
The development of any project follows some major
phases in project life cycle. For the success of the
project, the project team must take the following steps
into consideration:

● Initiation (conceptualisation and


feasibility studies): This phase of
construction project is generally done by owner
or client with the help of consultants, project
managers and other experienced engineers. The
major activities in this phase can be:
➔ Product development
➔ Process development
➔ Marketing surveys
➔ Setting project scope and design basis
➔ Capital cost estimating
➔ Project financing plans
➔ Economic feasibility studies
➔ Board approval of the project
● Planning, Design and Engineering: In the Design Development Phase, the schematic plans and elevations
are reviewed, revised and expanded to incorporate all the details and specifications required for construction.
With this information the project budget, schedule and all building plans are finalized. Hence, once the
construction project gets approval from the board, then the project enters proposal phase. In this phase the main
goal is to select a suitable contractor to carry out the construction activity as required by the client or owner.
● Execution and Procurement: After a suitable contractor is selected by the client or owner, the project
manager is ready to execute the project in accordance with the contracting plan. The construction project is
initiated in this phase. The following activities are generally carried out by the contractor (project manager):
○ Engineering design phase
○ Equipment procurement activity
○ Project control functions
○ Construction field activities
● Operation Management: Hence, atlast the Operation phase includes the activation, supervision,
performance reporting, resource capacity planning, modification, and de-activation of the project.
Curve number one represents the ability to make an impact on cost during a project.
Curve two illustrates that as the construction phase carries on, the cost implications on design changes increases.
Then there is curve three, or as I like to call it, “The AutoCAD Curve”
followed by curve four, “The Revit Curve”.

As a design becomes more developed it becomes harder and more costly to make changes to it. Same principle
applies to the construction process. Realizing that you did ‘it’ this way and it should have been done ‘that’ way
becomes a real headache for architects, engineers, contractors and owners.
Curve 3
The AutoCAD curve is gradual. In the schematic phase you are slowly building information into your drawings.
The design development phase is a little more in-depth, and when the curve peaks at the CD phase, you are
already well into the ‘cost’ curve, when changes are more costly.
Curve 4
The Revit curve, on the other hand, rapidly rises during pre-design and the schematic phases. Content rich data is
built into the model at this time, which pays dividends on the back-end of the design when it is time to move into
the CD phase. Changes during preliminary stages are relatively easy, and in some cases these changes might
actually save you money. Above all, the 3D model you are creating early on the in the design process allows all
parties involved to have a more holistic view of the building’s aesthetics, performance, cost and integration of
trade elements.

BIM Methodology
Three different parameters are incorporated into BIM in the following stages:

1. The first stage involves the collection of data from the clients briefing and
input of building information into 3D model.
2. The second stage commences after clients are satisfied with the initial design
that comply to the specified requirements. Quantity surveyors or cost
engineers will input the information for cost estimation into the 3D model - At
this stage, 4D BIM is very useful to assist clients in refining their priorities
from the perspective of cost estimation.
3. The third stage will proceed when the clients are satisfied with the concluding
4D BIM. Project managers will create Work Breakdown Structure (WBS)
for all types of construction activities. Since the integration is done with BIM,
it can cater for a huge amount of information, with WBS containing more
levels compared to a conventional system. Some of the critical factors such as
construction method, human resources, material procurement and supply will
affect the project time scheduling - At this stage, all the necessary information
is integrated as 5D BIM.
Issues with BIM-Model Approach
Causes for inaccuracies of the BIM-based method in obtaining the cost and implementing cost control are concluded as
follow:

1. Lack of BIM-compatible classification system that establishes Bill of Quantity that matches the construction
industry.
2. Lack of construction material definition according to Indian construction industry. Although the Revit element
family could be extended in selecting objects and materials, it is still not specified enough for construction
needs.
3. Lack of proper BIM-compatible calculation rules that conform major costing standards in India, namely the
Quota method and the Bill of Quantity method.
4. Insufficient effort in addressing the construction cost control process in an interoperable way by identifying
major involving works and defining data exchange requirement.
