About
Located in the heart of Hamilton, New Zealand, this redevelopment transformed an old run-down site into a green, resilient Grade-A commercial
office space for Genesis Energy.
Genesis Energy needed a new home that would bring together 600+ staff spread across different offices in Hamilton CBD. And they wanted to re-
use an existing site in a cost-effective, sustainable way.
Once an old supermarket, the redevelopment converted two storeys of retail space into new offices and an indoor carpark with electric vehicle
charging points. An additional three-storey building was added next to the existing building, providing further office space, a café and central
amenities.
The building services design for the project includes integrated energy-efficient heating and cooling, ventilation, power and lighting systems, and
a standby (Generator) power system which are flexible for future expansion.
The mechanical ventilation system uses efficient direct expansion (DX) heating and cooling of outdoor air. The volume of air is CO 2 controlled to a
variable speed fan to reduce energy use even further. To minimize heat loss out the foyer door, an air curtain system was also installed.
An air cooled chiller provides chilled water to cool the spaces with a variable flow pump that adjusts to maximize efficiency.
With the building hosting a new remote control room for some of Genesis Energy’s power stations, a generator backed-up power supply was
critical to ensure the building will remain operational in a power-outage or emergency. The electrical infrastructure was designed to
accommodate a secondary standby generator in event of the primary generator failing to start.
Now together in the heart of Hamilton, Genesis Energy staff can enjoy a vibrant new workspace and the surrounding services and facilities of the
central CBD.

Backfilling under the slab on grade is 99%


Structural works is completed The second floor slab has been 100%
