This beach hotel was designed with a distinctly Indo-Portuguese feel.
• The style is luxurious, yet familiar with warm lighting, nooks and alcoves and winding corridors.
• The lobby overlooking the main part of the largest pool on campus is open and expansive, with reception and concierge desks
tucked away.
• There are plenty of inviting green oases
• Ample woodwork used.

Design & Detailing
• The architecture instantly evokes an Indo-Portuguese village.
• It is rooted deep in the red soil of Goa
• All the restaurants are together at the ‘village square’
• The hotel itself is divided into five parts, each with villa-like room blocks where you feel like you are living with
your village neighbours
• The five courts are linked by cobbled pathways
• Each of the 252 rooms look out at some water body or the other – either the lagoons, streams or the sea.
• It has wooden floorings, terracotta roofs, subtle textures and verdant landscapes
• The resort itself is studded with traditional Goan design elements, like

The frontage of the hotel is a huge patio, which leads into an intimate lobby area, resembling the scale and character of a
grand old Goan House. Overlooking the lobby is an instant picture of views of waterways and the sea.

Cobbled pathways, lagoons and tiny bridges lead to Indo-Portuguese style pousadas,
that comprise guestrooms including suites.

WATER CONSERVATION MEASURES


• It is implemented by rainwater harvesting measures
• Water circulation is kept off for five hours
• Water in the sewage treatment plant is recycled and used for
irrigation of landscaping
• Drip irrigation method help reduce water consumption
• Hedges are mulched with coir dust and glass clipping to retain
moisture , reduce erosion , provide nutrients and suppress weed
growth and seed germination
RECYCLING OF BIODEGRADABLE WASTE
The resort has a wet garbage plant that process about 500kg of wet garbage per day
A vermicompost system that uses earthworms to convert pre composted glass clippings to organic manure, which is then
used for landscaping

A scrubber plant removes and neautralises particles like dust and gases from exhaust streams

 It is an in house, organic vegetable garden where fresh herbs and tropical fruits are grown and used

OVERALL SITE
• The site is located in the North of Neemrana on the outskirts of the village area.
• It is located 122 km. from New Delhi, on the Delhi Jaipur Highway (NH8) in the Behror district
• The foothills of the Aravalli mountains lie towards the eastern side of the site.
• There is a pedestrian walk at the eastern boundary of the site, the directly connect the Neemrana Fort Palace to
the Site
• AREA – 25 acres
• For guests, this offers 76 rooms/suites, 3 conference halls, hanging gardens, arched pavilions and balconies.

Built since 1464, abandoned in 1947, acquired
opened in 1991.
in 1986, this splendid ruin restored into an exquisite resort near Delhi,

• Today it has 77 rooms/suites spread over 14 levels cut into the hill.
• Additional wings house the pool and health spa, an amphitheatre, the hanging gardens with a salon, a restaurant with a
roof-top garden and conference halls rooms with special suites offering exceptional views of the Fort-Palace.

• In 1947, Raja Rajinder Singh of Neemrana moved down to Vijay Bagh as the façade of his Fort-Palace crumbled
and its ramparts began to give way.
• For forty years he tried to rid himself of his liability but there were no takers. Finally, in 1986, the ruins were
acquired for restoration.
• The 15th century Neemrana Fort-Palace, was once home of royal families.
• This monument consisting of a series of courtyards on ten different levels
• Neemrana is highly influenced by the Rajasthani culture. This influence is evident through its architecture,
food, language, attire, and people.
• The thing that makes Neemrana unique though, is its arts and crafts.
• The proximity to the national highway, and its connectivity to major cities like Delhi and Jaipur, make
Neemrana easily accessible and helps draw tourism.

• ANALYSIS
The 25-acre site is located on the outskirts of the village.
• It is heavily contoured as it is on the foothills of the Aravalli mountains.
• the soil type is alluvial

• The Site has a great view of the Mountains on the east and the open fields on the
west.
• Towards the south, it has a distant view of the Neemrana Fort , the Neemrana
Mud House Property and the Village.
• Towards the North, it has a distant view of the mountain range and barren land.

Existing Buildings on Site
The site has seven existing buildings on site:

• A 16th century temple


• A 17th century temple
• A 18th century temple
• Two 15th century Hut
• A 15th century Stable
• A 15th century Stepwell

All of them are clustered together on the North-West corner of the site. These buildings are further subdivided into
three smaller groups;

• The stepwell
• The Baoli temple complex
• The residential cluster

• Vernacular architecture is an architectural style that is based on local climate, local needs, and availability of
construction materials that reflect the local traditions and practices.

• In Neemrana, the architecture has been influence by the following basic factors:

In Neemrana, the climate is mostly hot and dry

• The site mostly experiences a south-east blow of wind at an average velocity of 5 Km/hr which after hitting the
mountains change and blow in the south west direction.

• The site experiences harsh sun with the max. sun angle of 40 degrees in winter and 90 degrees in summer

 In the built complex of the project, the façade and the materiality are the two major aspects that were observed

 And always use local material like stones ( available on site ) and local wood and eco-friendly lime whitewash is
used in place of synthetic wall finishes.
 The building materials used is red sandstone, marbles and granites.
 Elements like Jalli, perforated walls, and recessed doors and windows are used
 The existing buildings on site are made majorly from limestone
 The marbles used here are well polished and still not faded in time.
 It has large pavilions, rooms and halls.

By Road:

Neemrana Fort Palace is located near Neemrana village at a distance of 20 km from Behror on Delhi-
Jaipur highway. One can easily reach there by RSRTC bus, local bus or local taxi.
ENVIRONMENT FRIENDLY INITIATIVES

• plantation of saplings and thousands of trees in the desert
• waste water recycling reduce water wastage.
• Guests are also entreated to use water wisely and to save electricity.
 Here at Neemrana, they don't believe in generating green garbage and don't promote the use of cut flowers.
Instead, wildflowers and even leaves from garden are used as per requirements.

 They use local material like dry raw crop, flowers and leaves which double up as decorations and last for a long
time.

 During pleasant weather, instead of seating guests in an AC hall for tea or dinner, they serve food in open spaces
which offer a fresh and natural environment to diners.

 Saving power by minimizing the use of AC's means a reduction in the emissions of carbon dioxide, which help in
curbing the effects of global warming

 Bigger gardens also mean a huge supply of dry leaves which can be used as organic leaf manure.

 We refrain from using plastic cups and glasses instead, we use an eco-friendly alternative which is the earthen kulhad.

 These earthen utensils decompose easily and reduce the amount of water used for washing.

 They do not use plastic bags at Shops, but only encourage the use of recycled bags.

 Use of LED bulbs instead of regular bulbs that save energy and provide an economical option.
However we provide a complimentary palki (palanquin) service for the convenience of our elderly and differently-
abled guests.
WEAKNESS OF THE RESORT
The fort is also not friendly for wheelchairs or people with difficulty to walk or climb stairs.
The rooms were quite compact and small.
Too much of walk
No elevator Not at all suitable for the elderly.
No directions
Many areas of the fort is in dark/subdued or lights shut off.
Moti Mahal is small and wash room was 6 stairs below which is very uncomfortable.
The final approach to the fort is pretty steep
the parking is limited. Most vehicles are parked on the slope
