Season City provides easy access for residents and visitors alike. Various needs
can be easily reached because it is located in one location. Magnificent shopping
center with top Indonesian vendors is dedicated to the community around the location.

As a shopping mall, Seasons City Trade Mall provides many perimeter kiosks,
or spacious spaces that can be rented out. Ranging from 15 to 1,000 square meters, it
has 3000 kiosks.

This apartment consists of three towers that have different names namely Aster,
Bougenville and Cattleya. Each tower consists of 27 floors with a total of ± 500 units
where there are three types of apartment units, namely Studio type, type-2 bedroom
and type-3 bedroom with their respective interiors.

elements at the top of the balcony to
prevent exposure to the incoming sun
heat on the building and also rain.
In the pool area, there is natural light
sourced from cutting panels that are
above the area.

Conclusion
Based on the results of SWOT comparisons that
have been done, we chose the first site as the
location of apartment design and shopping mall to
be done.
The reason we chose the first site is that the
'strength' and 'opportunities' on the first site are
greater than the second site, as well as the
'weaknesses' and 'threats' on the first site are smaller
than the second site.
First Site Area = +/- 25,000 m2
The first site had a KDB of 80%,
thus: 25,000 m2 x 80% = 20,000 m2
Sun Analysis
The sun comes from the front of the site towards the back of
the site. So that the back of the site gets hotter sunlight than
the front of the site.

The east direction as the direction of sunrise gives an


unpleasant heat effect between 09.00 - 11.00. While the west
as the direction of sunset emits maximum heat at 13.00 -
15.00.

Response:

Utilizing sunlight that tang from the front and back of the site
as a natural advantage in the building while still regulating the
sunlight that enters the building so that thermal comfort is
maintained.

Utilization of sunlight as natural lighting in buildings can be


done by using glass materials with certain types that can
minimize UV rays into the building.
Wind Analysis
Wind direction in the city of Medan comes from the northwest
to the southeast with an average speed of 10km / h.

So that the wind direction on the site comes from the left back
of the site to the front right of the site.

Response:

Orientate openings in the North-South and maximize them by


processing the mass of buildings that help the movement of
wind (cross ventilation). Also by placing a buffer of vegetation
on the outer side of the site to block dust and ash from
entering.
View Analysis View from the back of the site (West) is residential residents
so this view is a positive view because it does not interfere
with the view towards the building.

The view from the north of the site is Hotel Saka so this view
is a positive view because it does not interfere with the view.

The view from the south of the site is some residential


residents and some shops so this view is a positive view.

View from the east of the site is Ringroad Road which


includes a crowded road of vehicles. This view is a positive
view because it does not interfere.

Response:

Make the building face east, because the view from the east
side of the site (Ringroad Road) is more fun to see because
there is a lot of active movement of the vehicle so it is more
interesting to be used as a view of the building.
Noise Analysis Noise from the east of the site is high because it is a highway
that many vehicles pass through. The noise from the north of
the site is not too high because it is a hotel building even
though there is a small road that some vehicles pass through.

Noise from the west of the site is small because it is a


resident settlement. The noise from the south of the site is
not too high because it is a residential area and shops even
though there is a small road that some vehicles pass.

Response:

Keep the position of the building from the east (Ringroad


Road) to minimize the noise that leads to the building. Lay
vegetation as a buffer from sound or barrier fence to muffle
the sound coming from the north and south sides of the
building.
Analysis of Access and Circulation

Achievement on the site can be done by passing the


Ringroad Road. Ringroad Road is a strategic road so it
is very easy to find this site.

In front of the site there is also an area to rotate the


vehicle on the road so that visitors who come from
the opposite direction do not need to go all the way
around the vehicle to reach this site.

This site can also be reached through Grouse Road


and Pungguk Road which is next to the site. The red
color indicates vehicles coming from opposite sides on
Ringroad Road.
Access Analysis Response: Make access on the front left side of the Circulation Analysis
building so that vehicles that have turned from the
opposite direction can enter the site easily. Access out
of visitors' vehicles can be placed on the right front
side of the building. Access in and out for loading
docks can also be separated from visitors' vehicles by
placing them on Grouse Road or Pungguk Road.
Analysis of Buildings Around the Site

Around the site there are several buildings


and facilities such as Mosque, Mall, Hotel,
Bus Counter and Convention Center.

This shows that the site is in a fairly crowded


area and among the buildings that are quite
famous in the city of Medan such as
Manhattan Times Square and Medan
International Convention Center (MICC).
Analysis of Conditions Around the Site
On the north and south sides of the site there has been a
high wall surrounding the site and bordering the site with
grouse road and Humpback road.

On Pungguk Road there are drainage channels that are open


while on grouse road the drainage channel is closed.

Wall on the west side of the site

Response: Because there is already a wall surrounding the


site on the north and south sides of the site, it is no longer
necessary to build a wall to reduce noise. But the wall
must also be arranged in such a way as to make it more
beautiful to look at.

Wall on the south side of the site


On grouse road (the south side of the site) there are
6 street lights around the site whose position is
irregular.

Belibis street

On Pungguk Road (the north side of the site) there


are only 2 street lights around the site with a
distance far away.

On Ringroad Road (the east side of the site) there are
no street lights on the side of the site, but there are 6
street lights that are across the site.

Response:

It is best to place some street lights on the east side


of the site so that the front side of the site looks
more alive at night.

Vegetation Analysis

On the east side of the site there is a pedestrian path


planted with about 40 Mahogani Trees. Not only trees, on
the east side of the site is also planted with some plants
that flower so as to add to the beauty of the east side of
this site. There is also a park on the east right side of the
site called "Grouse Garden".
Response:

Mahogany trees located on the east side of the site should not be
removed but should be preserved and arranged in such a way as
to set the distance between trees to be neater. It can also be done
on flowering plants. The park located on the east right side of
the site can be preserved or can also be connected to the site.
