Introduction

What is an maintenance emergency :

Maintenance emergency is situation which deteriorate rapidly within a short period causing
safety incident and major business disruption; they need immediate attention even if they
happen on a weekend, holiday or night.

Emergency maintenance (also known as break down maintenance) is maintenance required


when an asset or piece of equipment suffers an unexpected breakdown or change in
condition that results in an immediate threat to health and safety.

Emergencies almost always happen without warning, so emergency maintenance cannot be


scheduled, but every maintenance program should include plans for dealing with
emergencies when they do occur.

Example of emergency maintenance:

1. There are three common scenarios in which emergency maintenance can be triggered.
When a maintenance issue is observed that threatens health and safety. Some examples of
this are when there is a flood near an electrical system, or protective guards fail on a
machine with hazardous moving parts.

2. In the case of serious faults that have caused the complete failure of a production-critical asset
and when that failure immediately affects production or safety.

3. When systems are shut down to prevent the failure of connected systems, such as when sections of
a power grid shut down to prevent cascade failures across the larger grid.

How to deal with emergency maintenance

Emergency handling:

You never want to be in a position where you have to deal with emergency maintenance. However, if it
does ever happen, it’s important to have a plan in place to deal with emergencies.

The top priority should always be ensuring health and safety. Once it is clear that workers are not in
immediate danger, there should be an easily accessible and detailed task list that helps technicians
resolve the failure as quickly, effectively, and safely as possible.

Emergency maintenance should follow the following structure

 Safety
 Clean
 Adjust
 Inspect
 Replenish
 Replace
 Rebuild
 Safety

A list of general steps (applicable to most situations) to deal with emergencies could look something
like this:

 Isolate the immediate source of danger to prevent collateral damage.


 Notify the chain of command and all employees that might be affected.
 If necessary, initiate lockout tag out (LOTO) procedures.
 Assess the extent of damage and the condition of the asset.
 Ask your supervisor to Plan the repair process.
 Execute repair process.

After the immediate cause of failure has been identified, it’s important to conduct a root cause
analysis to determine what went wrong and ways to fix the issue so the chances of it happening again
are reduced as much as possible.

How to prevent/minimize emergency maintenance

Situation that give rise to emergency can Never be completely eliminate, but there are ways to significantly
reduce there frequency and mitigate some of the associated risks.

 The most effective way to reduce the number of emergency maintenance requests is to have a solid
proactive maintenance strategy that will catch and address emerging issues before they escalate into
major emergencies
 Technicians should do proper Preventive maintenance and monitor any abnormality of assets during daily
inspection.
 If the team will follow the above Plan then emergency maintenance will take the shape of preventive
maintenance, condition-based maintenance, predictive maintenance, or prescriptive maintenance.
Planned and scheduled maintenance strategies proactively identify issues and put in place processes to
repair the asset before total failure occurs.
 having properly trained technicians performing quality work.
 Technician should follow operating procedures and maintenance checklists. If technician need to add
some extra observations to the checklist they can ask there supervisor.
 One way to estimate which failure scenario is more likely to happen is to conduct the risk assessment on
your critical assets.
