Property situated in city 3.8 km from Shree Jagannath Temple Puri, Grand
Rd, Puri.
This land is 100mts away from the high sea tide line.
It is Baliapanda housing board property, and a house plan can be passed
from the development authority with all necessary NOC.

registrar office.

The total cost of the project as on today is 242 lacs. This cost will be shared among the investors.

The project will be run for 10 years as a hotel for its own sustainability and upkeep of the property.

After 10 years of operation, the hotel will be sold off to the prospective buyer, all this operation will
be looked after by the promoters that is our company sister concern Janardan farms and resorts
LLP.

For carrying out all the activities the promoters (JFR) share will be 15% in the project.
Economics of the Hotel Operation
All the investors will be made Designated Directors regulating the operation of the hotel.

The operation of the Hotel will be done by Janardan Farms and Resorts LLP company
our sister concern under the administration of the board of Directors.

The profit generated from running of the hotel will be shared in the same proportion as
of investment done on monthly basis.

The accounts keeping is totally digital.

The investment and running cost of the Hotel will be taken care by the investors on day
to day basis accounted monthly.
Benefits to Investors:
There is no risk as you are there as a owner of the project.

The investors are independent of the obligations of operation if desired , or else they
will be equally shared the profit and loss of the hotel operation.

This project already showing good steady growth.

The promoters is having good experience in these type of projects.

Promoters job is to conceive the project , develop it and incubate it for 10 years , than
arrange for a purchaser and to sell the project completing all the formalities required.

Investors gets complementary stay from the company in any of the operating resorts
operated by the company till the project tenure for 10 nights every year.

2. On the day of registry of the plot we need to arrange 150 lacs.
3. Rest funds will be taken in to account as per construction
linked stage wise payment by the investor.
4. Project will need to be completed in one year after taking into
all the necessary permission.
5. The hotel will be commissioned just after the construction is
completed.

a.The property legal status will be checked
b.Any encumbrance will be traced from 12 years record

2.Construction parameters :
a.Since it is prone to lot of wind pressure and fear of sumani , structure detailing will be done accordingly
b.The corrosion effect is too high same need to be taken care in our material design
3.Hotel operations financial aspects :
a.Consortium will be formed of all the investor as members
b.The operations will be done by JFR
c.All the profit and loss will be shared by the consortium.
