• Situated just off East 7th Street,


a main thoroughfare, the
property is within a short drive
to both Austin’s Central
Business District and South
Congress submarkets and also
has convenient access to mass
transit and biking options.

disposition all within walkable
distance to nearby amenities.
Climate Analysis of Austin

• Austin is located in central Texas, on the border


between a sub-tropical humid climate and a sub-
tropical subhumid climate.
• Both climates are noted to have warm summers,
while the sub-tropical subhumid climate also is noted
to have dry winters.
Precipitation

• The driest month is July, with 48 mm of rain.


• In May, the precipitation reaches its peak, with an
average of 123 mm.
Temperature

• August is the warmest month of the year.


• The temperature in August averages 29.8 °C.
• At 10.4 °C on average, January is the coldest month
of the year.

• Located at 30°N latitude, Austin resides in a part


of the country that receives a large amount of
sunlight.
• On average Austin maintains 15 hours of daytime
in the summer and 11 hours of daytime in the

the year.

considering methods such as solar energy, since

• The building features three stories of office with


outdoor walkways, beautifully landscaped courtyards
and outdoor balconies with downtown views.
FEATURES

• This one-of-a-kind building design by


Gensler allows Fifth+Tillery to give its
tenants the ability to access their office
directly without passing through a
traditional enclosed lobby or multi-tenant
corridors.
• Each tenant suite will have a private
entrance and there are four sets of
exterior stairs that allow tenants to avoid
elevators, if they so choose.
FEATURES

• Fifth+Tillery’s unique design allows for a


24-foot tall mezzanine space in the East
and West entry points.
• The third floor has two large balconies
that have shade provided by the solar
panels. Any tenant can design a space
that transitions to an outdoor patio with
incredible views.
• The roof is equipped with a +600 kW solar
panel array which brings the building to
nearly net neutral electricity use status.
• Tenants of the building will feel the
discounts of this energy offset in their
annual operating expenses.
What is the use of the building?

• Fifth + Tillery offers the features that appeal to


a host of businesses such as technology,
service providers, design firms, and others.
• Particularly given the new environment which
is prompting a fresh look at office space
usage, each of the building’s three large floors,
ranging from approximately 50,000 to 65,000
square feet, provide for flexible
configurations.
• All floors are accessible from outdoor
walkways and staircases from the ground level
parking, without having to traverse a central
lobby or take an elevator.
• The floors are divisible into various office
sizes.
