MEANING OF MAINTENANCE MANAGEMENT

•Maintenance management is defined as the


process of maintaining the assets and
resources of a company, which has as main
objective to control and reduce costs, times,
and resources.

• It goes through the regular monitoring of


the functioning of machines, equipment,
facilities, and tools.

• This management avoids, for example,


production stoppages due to broken
equipment and waste of resources in
inefficient maintenance processes.
OBJECTIVES
(1) Minimizing the loss of productive time

(2) To extend the useful life of the plant, machinery and other facilities by
minimizing their wear and tear.

(3) Minimizing the loss due to production stoppages.

(4) To ensure operational readiness of all equipment’s needed for


emergency purposes at all times such as fire-fighting equipment.

(5) To ensure safety of personnel through regular inspection 

(6) To maximize efficiency and economy in production through optimum


utilization of available facilities.

(7) To improve the quality of products and to improve the productivity of


the plant.

(8) To minimize the total maintenance cost

BREAKDOWN / REACTIVE MAINTENANCE

Breakdown maintenance is maintenance


performed on equipment that has broken down
and is unusable. It is based on a breakdown 
maintenance trigger. It may be either planned
 or unplanned.

An example of planned breakdown


maintenance is run-to-failure maintenance,
where an organization has decided that letting a
piece of equipment break down before servicing
is the most cost-effective and least disruptive
option.

Example of unplanned breakdown


maintenance include reactive maintenance
Reactive maintenance is performed if a
breakdown occurs because a maintenance
strategy has not yet been put in place.
PREVENTIVE/PROACTIVE MAINTENANCE
•Preventive Maintenance is aimed at catching and
fixing problems before they happen.

• It is most commonly carried out in the form of


regular inspections, usually occurring multiple times
per year.

•When you inspect a system or a piece of


technology, carefully check for all signs of wear,
tear or imminent breakdown. Replace damaged
parts immediately.

•This will prevent having to go into “crisis mode” if


something breaks unexpectedly.

•The primary benefit of preventive maintenance is


that it can eliminate unplanned shutdown time as
you will ideally catch problems before they occur.
PREDICTIVE MAINTENANCE
Predictive maintenance is a technique that uses data
analysis tools and techniques to detect anomalies in your
operation and possible defects in equipment and
processes so you can fix them before they result in
failure.

Ideally, predictive maintenance allows the maintenance


frequency to be as low as possible to prevent unplanned 
reactive maintenance, without incurring costs associated
with doing too much preventive maintenance.

Benefits of Predictive Maintenance:-

•Minimizing the time the equipment is being maintained


•Minimizing the production hours lost to maintenance
•Minimizing the cost of spare parts and supplies
MAINTENANCE PLANNING

Maintenance planning is the process of determining


what maintenance work should be done and how it
should be carried out.

A strong maintenance plan is founded in the “why” of


maintenance tasks, and it should be constantly updated
as data becomes more complete.

This process consists of these steps:

•Identify the problem


•Inspect the asset and premises
•Determine how work should be completed
•Secure needed parts and materials
•Prioritize tasks
•Schedule and complete work orders
•Gather data and follow up
MAINTENANCE SCHEDULING
Maintenance scheduling refers to the timing of planned work, when the
work should be done and who should perform it. It offers details of
"when" and "who.“

 Scheduling is meant to:

• Schedule the maximum amount of work with the available resources

• Schedule according to the highest priority work orders

• Schedule the maximum number of preventive maintenance jobs when


necessary

• Minimize the use of contract and outside resources by effectively


using internal labor
