• When the market’s good (April – Oct), units in Sun Harbor 3 can be transacted around 700
– 1bn appreciation. It’s even higher when receiving handover or whole project completes
(2024 – 2025)
• However, recent news from Novagroup has been created a scare to all investors and clients
who want to invest in Novaland => Creating a hesitation to make purchasing decision
• Increasing in interest rate and Novaland decided to stop the bank loan policies: stop paying
the interest amount for investors, which made the market crashed.
• Around 70% investors here has used the bank loan to buy and cant afford the IR so they all
have pressure to sell urgently => They had to sell either no appreciation or loss, those who
offered lower price may find some interested clients.
=> It’s not the right time to sell if investors don’t have pressure in paying interests. Or
investors have to decide either sell with loss or no appreciation.
RECOMMENDATION
1. Keep the unit until this struggle time passes as your unit has
advantage of buying from the beginning, nice location and has high
potential.
2. Negotiate with Novaland not to pay 25% and not receive handover
because you cant exploit anything right now.
