Planned maintenance refers to any maintenance activity


that is planned, documented, and scheduled. The aim of
planned maintenance is to reduce downtime by having all
necessary resources on hand, such as labour and parts, and a
strategy to use these resources.

Preventive maintenance (or preventative maintenance) is maintenance that is regularly and


routinely performed on physical assets to reduce the chances of equipment failure and unplanned
machine downtime that can be very costly for maintenance teams and facility managers. Effective
preventive maintenance is planned and scheduled based on real-time data insights, often using
software like a CMMS. A preventive maintenance task is performed while the equipment is still
working to prevent unexpected break downs. A preventive maintenance strategy is a commonly
used approach that falls between reactive maintenance (or run-to-failure) and predictive
maintenance.

A computerized maintenance management system (or CMMS software) is software that helps maintenance
teams manage all their maintenance activities in one place. That includes being able to plan, track,
measure, and optimize everything from work orders to inventory and reporting.

CORRECTIVE MAINTENANCE

Corrective maintenance is the category of maintenance tasks that


are performed to rectify and repair faulty systems and equipment. The
purpose of corrective maintenance is to restore systems that have
broken down. Corrective maintenance can be synonymous with
breakdown or reactive maintenance.

PREDICTIVE MAINTENANCE

Predictive maintenance (PdM) is a technique that uses data

operation and possible defects in equipment and processes so
you can fix them before they result in failure. Ideally, predictive
maintenance allows the maintenance frequency to be as low as
possible to prevent unplanned reactive maintenance, without
incurring costs associated with doing too much preventive
maintenance.

• It seeks to define the best time to do work on an asset so


maintenance frequency is as low as possible and reliability is as
high as possible without unnecessary costs.

• To help their teams make better decisions about when

predictive maintenance is best for particular assets.
