 What is maintenance?

 Maintenance is work that is carried out to preserve an asset (such as a roof or a heating boiler), in order to
enable its continued use and function, above a minimum acceptable level of performance, over its design
service life, without unforeseen renewal or major repair activities .
 To be and remain competitive, a company must produce always better quality and at the lowest cost .
Minimize the cost is equal to manufacture faster and without interruption .
 Machines should almost never know failures while operating at a diet allowing maximum performance in
this sense

 TPM and TQM are two terms often used interchangeably when talking about Lean manufacturing. While the
two programs do share a number of similarities, they are in fact two different approaches.

 Types of maintenance

 Corrective maintenance( Repair after Equipment is out of order): In that case maintenance department comes
into action and makes necessary repair after checking, they don’t attend the equipment until another
breakdown occurs, breakdow leads to poor maintenance ,ecxessive delays in production, more spoild
material and profit loss.

 Preventive maintenance: Locates weak spot and its always before breakdown.

Preventive maintenance itself is diveded into 2 types:

•Systematic maintenance
•Conditionnal maintenance

 Systematic maintenance: or calender-based maintenance

 is of critical importance for the control of the first stages
of degradation on a piece of equipment. It is performed at
predetermined time intervals or according to a number of
units of use, without controlling the general condition of
the machine: for example, a specific component of a
vehicle’s engine is changed every 12 months. 
 Types of maintenance

 Conditionnal maintenance : Or Usage-Based

maintenance,  is a type of meter-
based preventive maintenance. The trigger for
UBM is when usage on a certain system or
machine passes a specific usage threshold.

 The maintenance division of the factory ensures and equipment to perform their function at optimum
condition
 Today with competition in industry at an all time hugh, TPM may be the only thing that stands between
success and total failure for some companies.
