Factors affecting building cost : cost evaluation of design

Design factors affecting the building cost:

• Plane shape
• Shape complexity
• Size of building
• Average storey height
• Circulation space
• Wall-to-floor ratio
Plane shape :
• Increased volume of external enclosing block walling
• High quality of finishes and decoration like paint and plaster
• Increase heat loss surface area
• Chances extra doors and windows
Shape complexity :
• High roof costs due to corner and material cutting wastage
• Setting out cost and time increase
Size of building :
• Greater economy in using lifts, bathrooms and Staircasesets
• Economical cost of priliminaries (as site offices ,water supply , temporary
rood costs etc.) are fixed.
Average storey height:
• Increase volume of heating and longer length of pipe or cable
• Cost in applying finishes and decorations high working at high level

Ciculation Space
• Associated costs on heating
• Cooling light and maintaince yet no profitable use
Planning alternatives for building:

Several alternative plans for future campus development were discussed and


shared with the community.  A final, revised plan was selected.
The inquiries were structured as follows:
Identify “highest and best use” of facilities

• Some facilities may be more effectively replaced by new construction.


• Identify needs for additional square footage
• Replacement needs
• Room for future growth or expansion in line with College goals
• New or changing programs
• Consider appropriate scale for campus culture
• Integration and “fit” with the campus as a whole
• Environmental impact
• Strategic alternatives
• Explored strategies in order to:
• Strengthen links between main campus and areas across Campus Avenue
• Strengthen links between main campus and athletic areas across Central Avenue
• Strengthen east-west links through the campus
• Address relative isolation of some residence halls
• Address weak “wayfinding” and “sense of arrival” issues
