NWVYC New Clubhouse Build Options & Cost Appraisal

A number of build options have been investigated and these include essentially five alternative phased proposals. All options can either be split into two separate build phases, or ( probably much more economically) could be built simultaneously. The 5 potential options are: OPTION 1 a - First phase creating a new-build replacement changing block only b Second phase creating a 35m2 extension infill to the front only of the old (original 1960s) clubhouse and retaining and unifying the remainder with modifications, with a new replacement roof over both phases. OPTION 2 a - First phase creating a new-build replacement changing block (i.e. same as in OPTION 1a) b Second phase 25m2 extension to 80s function room, and extending existing roof only locally above. OPTION 3 a Small front extension and basic refurbishment to changing only b Extension to function Room Only (i.e. same as OPTION 2b) OPTION 4 a - New-build replacement changing block (i.e. as in OPTION 1a) b Second phase new build creating a completely clubhouse with flat roof mezzanine viewing deck. OPTION 5 a Modular new-build replacement changing block (i.e. as in OPTION 1a) b Modular new build replacement clubhouse (i.e. as in OPTION 4b)

OPTION 1a Circa 113k excluding contingency and VAT a - First phase creating a new-build replacement changing block only 8.643 x 9.448m = 82m2 Cost per m2 demolitions and new build @ 1100 = 90,200 + 0% VAT reclaimed (see note on initial assumption) Plus Professional fees @ 25% (architect, QS, Project manager, Structural Engineer, M&E Engineer) @ 22,550 SUB TOTAL: OPTION 1a / Phase 1 only = 112,750 + 0% VAT (if VAT can be reclaimed)

NOTE: Needs clarification, but HMRC state that certain charities may benefit from zero-rating for the construction of a ramp or widening of a doorway or passage to enable disabled people to gain access, or move about in the building. Summary of Options: OPTION 1 Total 1a + 1b = 208k i.e. New-build changing with old clubhouse extension and complete new roof OPTION 2 Total 2a + 2b = 154k i.e. New-build changing and function room extension only (using existing roof) OPTION 3 Total 3a + 3b = 91k i.e. Refurbished & part-extended changing and function room extension only OPTION 4 Total 4a + 4b = 316k i.e. Complete traditional new-build replacement changing and clubhouse OPTION 5 Total 5a + 5b = 274k i.e. Complete modular new-build replacement changing and clubhouse NOTE: It is more than likely that VAT will have to be applied to the most part of these costed options though conceivably not for the improved access element for first phases to the changing block and building access (i.e. 1a, 2a, 3a, 4a & 5a).
