INTRODUCTION
• Low cost house building aims to provide affordable housing
solutions for all income groups. It is a response to
the increasing need for decent and affordable shelter. By
utilizing innovative construction techniques and sustainable
materials, low cost housing can address this demand while
promoting community development and economic stability.
• As the population grows, the price in every product increases
Including cement and construction material.
• With the growth in population, the need for residential
properties are marking in all time demand in the construction
industry.
• Utilization of the Alternate Materials can put a mark in today’s
construction for Environmental Protection and for Cost
Reduction.
3
• Low cost house building projects focus on finding efficient
ways to reduce construction costs without compromising on
quality. These projects often involve the use of pre-fabricated
components, which can be assembled quickly and efficiently.
Additionally, sustainable materials, such as recycled materials
or locally-sourced resources, are used to minimize
environmental impact.
• By providing affordable housing options, low cost house
building contributes to the overall well-being of communities.
It helps to alleviate poverty, reduce homelessness, and
improve the living conditions of individuals and families.
Furthermore, these projects can have a positive impact on
local economies by creating jobs and stimulating economic
growth.
4
Why do we need low cost building?:

• Affordable Housing For BPL People

• Growing Population Day By Day
• We Need A Solution That Is Fast
• Easy To Build
• Fulfills The Needs Of Conventional Houses
• Our Country Aims That In Our Near Future Each And Every
Individual Has His/Her Shelter For His Family And To Fulfill
This Need We Definitely Need Some Immediate Plans

5
Key factors to consider in low cost house building

• Location: Proximity to essential services and employment

opportunities.

• Material Efficiency: Use of locally available, sustainable,

and cost-effective materials.

• Design: Simple and efficient layout to minimize

construction and maintenance costs.

6
Government Initiatives For low cost housing

 Formulation Of National Urban Housing & Habitat Policy

2007.
 Jawaharlal Nehru National Urban Renewal Mission.
 Interest Subsidy Scheme For Housing The Urban Poor.
 Affordable Housing In Partnership : Modification In Jnnurm
 Setting Up Of A High Power Task Force On Affordable
Housing.
 Launch Of The Rajiv Awas Yojana.

7
 The Government’s Recently Launched ‘Housing For All By
2022’ Scheme Is Expected To Create Over Two Crore Homes
For The Economically Weaker Sections (Ews), Including
Slum-dwellers And Low Income Groups (Ligs).
 The Centrally Sponsored Scheme Will Cover 4,041 Towns
And Will Be Implemented In Three Phases. The Scheme Will
Reportedly Provide The Poor With Financial Aid As Well. All
This, Experts Suggest, Will Significantly Increase The
Demand For Low-cost Homes.

8
Techniques To Reduce Cost

Reduce plinth area by using thinner wall concept.

Use locally available material .
Use energy efficiency materials which consumes less energy
like concrete block in place of burnt brick.
Use environmentally friendly materials which are substitute for
conventional building components like use R.C.C. Door and
window frames in place of wooden frames.
Preplan every component of a house and rationalize the design
procedure for reducing the size of the component in the
building.
By planning each and every component of a house the wastage
of materials due to demolition of the unplanned component of
9
the house can be avoided.

SOLID CONCRETE BLOCK VS BRICK
MASONRY

VS

VS
SOLID CONCRETE BLOCK VS
BRICK MASONRY
One solid block = approx.6 standard bricks
So , cost of one solid block is Rs 40 , and 11
cost of one brick is 10 Cost saved in
construction of 6’’ wall , Rs 15 vs Rs 20
PARTIAL PRECAST PRE CAST BEAM
SYSTEM

• partial pre cast system

uses combination of both
pre cast and cast in situ PRE CAST SLAB

• use of pre cast element

reduces cost

• No heavy lifting
equipment's required.

• no need of cement
plaster

COMPARISON

12000 nos bricks are used for

9” wall.
9 rs per one brick
12000x9 =108000/-

1500 nos blocks are used for 6”

wall.35 rs per one block.
270 nos blocks are used for 4”
wall. 25 rs per block.
1750x35 = 61250/-
270x25 =7290/-
Total= 68540/-
14

By using of solid blocks we

reduce 40% of house cost.
COMPARISON

Granite starting from 80/- to

450/-
500 sq ft flooring
500x80=40000/-

Commercial Vetrified tiles

starting from 40/- to 200/-
500 sq ft flooring
500x40=20000/-

15

By using of vetrified tiles we

reduce 20% of house cost
COMPARISON

Steel or RCC doors and

50 rs /sq ft to 200 rs /sq ft

Wooden doors and windows

200 rs /sq ft to 500rs/sq ft

By using of RCC and steel 16

doors and windows we reduce
20 % of house cost
COMPARISON

LOW COST HOUSING CONVENTIONAL PRACTICE

• Almost saves 35 %
• Expensive as compared
cost • Uses more resources
• Environment
• Slower as compared
friendly • Suitable for any size
• Faster construction
• Depending upon budget
• Local resources are
utilised 17
• Suitable for small
family

OBJECTIVES

To study the housing requirements of people.

To study various construction techniques which can be
used to reduced the cost of construction.
Study of alternative materials which can be used for low
cost housing.
Cost estimation of normal building and the identifying
the percentage reduction in cost for low cost housing.

22
conclusion

• More than 70 % of people live in rent houses and

wishing to have their own house.
• The strength, durability, aesthetic appearance is the
major requirement of all people.
• The low income people wish to their house through
government schemes and loans.
• The cost of building can be reduced up to 30-40 %.
• The materials like stones , solid blocks , flooring
tiles , ,doors and windows purchased in local it can be
used to build low cost houses.
