Maintenance Control
User Regulation Maintenance
Items
1) Caution the damage to the water tank from outside shock
2) Do not use the GRP water tank for other unapproved purpose. (For example chemical storage
tank)
3) Do not dismantle internal components or change it to other components without o ffi cial
approval.
4) Prohibit to install unapproved components or non-consent equipment.
5) Keep standard water level at all times. (Uppermost tie rod is soaked in water)

Installation and Caution


1) The water level should be over tie rod position all the time. (Over 85% of tank height)
2) Check the flatness of concrete plinth. (Tolerance: 2mm)
3) Check water tank panel's crack.
4) Check deflection of wall panel. (maximum up to 1% of water tank height)
5) Check generally for leaks or drips.
6) The interior of the tank should be cleaned two or more times a year: after cleaning, you need
to check whether the water quality in the tank is proper or not.
7) Organic solvent including thinner, acetone and chlorine bleach cannot be used to clean the
exterior or interior of the tank.
8) When cleaning once compartment the inside of the tank, keep the water level less than 50%
at the other compartment.
9) The tank cannot store anything except normal temperature drinking water.
10) All internal supports should be checked for corrosion, if corrosion is found it should be
rectified immediately.
11) Check that all tie rod should be tightened.
12) Check that all pipe work connected to tank suitably braced.
13) Check that the structural supports under the tank are in good condition.
14) Check that overflows are fitted.
15) When Cleaning the inside of tank, do not interface with the joint seals.
16) If there are ladders fitted to the tanks, ensure that they have not been damaged and are
securely fastened to the tank.
17) If overflow and / or air inlet screens are fitted, check that they have not become blocked.
18) Pipeco Korea will not bear the responsibility for the problems caused by your failure to fallow
the above mentioned recommendations, inadequate strength or uneven of concrete plinths
or natural disasters.

FIRE PROTECTION: Standard of construction for fire fighting tanks - positive head or
suction lift wherever possible, horizontal centrifugal pumps shall be used, installed with a
positive suction head in accordance with the following:

• A t least t w o thirds of the effective capacity of the suction tank shall be above the level
of the pump center line

• The p u m p center line shall be no more than 2m above the l ow water level of the
suction tank

molecular structure of steel and controlled internal purity. It combines outstanding

The liners are made by pvc, reinforced with compressed
multilayer nylon mesh with options like butyl rubber or EPDM.
Liners are pre-fabricated as one piece ‘bag’ t o fit inside the water
tank. These are non-sticky and chemically stabilized. With water
inflow, it takes the shape of the tank. These liners are made of
food grade, anti-algae material and are UV stabilized. These are

Step 1: Install the base channel basis


First, correct channel base diagonal size to ensure each base size of inner square being
970mm. Weld the skid base together with the fixed angle iron. Check the base is horizontal
or not after welding is completed. If not, increase the iron piece and keep base pad be
horizon.

Step 2: Install the tank bottom panel


Put the bottom panel on the skid base, ensure on each side of the panel is on the base and
then spot welding.

Step 3: The tank side panel welding


Firstly fix four corners of each plate and weld. Welding should serious and careful to ensure
no missing point(voids). Then, put each side panels together on the flat according the
thickness. Plate angle to align together to ensure that the appearance of tank plate flat and
neat, then weld.

Step 4: Installation of the side panel with bottom panel


Erected the tank four whole side panels on the floor, side panels align at bottom panels. Fix
them by spot welding, then weld four sides integrally .

Step 5:Lacing bar welding inside the tank


Lacing bar weld at the two opposite tank side of the cross. Each cross has a main lacing bar;
four auxiliary short lacing bars connect the side tank with the main lacing bar; the distance
between the side panel and the welding point on the main lacing bar is 500mm. Each head
main bar has four auxiliary short bar.

Step 6: welding tank cover panel


The cover panel connections is same with third steps, spot welding side panel and cover
panel from inside. Each cross of the cover panel(bottom panel) weld support(bracing). Just
a support stick, no auxiliary lacing bar.

Step 7: internal weld treatment tank


After finish of welding tanks, wipe special decontamination cream at each weld place.
Rinse it after ten minutes in order to avoid corrosion caused by poor water quality.

Step 8: The tank flange welding


Determine the location of the opening hole, the opening diameter not larger than the pipe
diameter.

Step 9: welding tank ladder


Inside ladder placed the inner tank, weld the outer ladder near manhole side.

1. GUIDELINES ON LOCATING WATER TANKS

The following recommendations are generally for elevated tanks, as tanks at elevated positions can cause serious
damage to the surrounding area in the event of wall, pipe or structural support failure resulting in water spilling out at a
fast rate. Consideration must be given to minimize the effects of such an occurrence, in terms of the positioning of the
tank and regular inspection for defects.

o Water tanks should be located so as to prevent water damage or consequential loss in the event of leakage
howsoever occurring.
o All tanks which are located above water sensitive areas should have a bund wall around them with adequate
evacuation ducts.
o All other tanks should have Condensation or Drip trays to prevent nuisance damage and to keep floors dry.

Over the years we have seen tanks fail due to age, lack of maintenance, failure of the structural supports underneath the
tanks, contaminated water attacking the internal fittings, ball valve failure where overflows were not fitted, vandalism
etc.

1. Handrails on tank roofs – Health & Safety requirements


Handrails may be necessary to satisfy Health & Safety Regulations. The type of railing required is dependant on the
tank height, distance from ground level, access etc. Please confirm which handrail arrangement is required so that
we can make the necessary inclusion. We can supply and install ladders and railings but we must be informed of the
exact details prior to quoting the job. We assume that the end user is making his own arrangements unless we are
informed otherwise.

2. Water Tanks on top of buildings


Water tanks located on top of any building should be sited at least 1.2 meters away from the edge of the building.It
would be preferable if the water tank was sited 1.5 times the height of the tank away from the
edge of the building. In the event of failure, this would allow the water to spread itself over a much wider area
before spilling over the edge of the building and possibly taking personnel or debris with it.

3. Water Tanks on elevated structures


For water tanks located on top of elevated structures, a walkway of at least 1 meter should be provided all round the
water tank to allow for maintenance and inspection. This walkway should comply with health and safety
regulations..

4. Potable Water Tanks


To comply with the Health & Safety Executive regulations on the Control of Legionellosis 1998, Cold Water
Storage Tanks must be located in areas that are “readily accessible for cleaning”.
Regular Maintenance and Inspections as required by Health & Safety Legislation.

2. TANKS COMPONENTS

1. Type of the U-Steel Base


Standard Tanks come complete with Q235B U-steel painting to color for base frame, we recommend hot dip
galvanized instead painting.

2. Panel
The panels is stainless steel 304 or 316 food grade complete with GB/T 5750.8-2006.

3. Dividers
In any situation where there is only one water storage tank in a building and the capacity is greater that1000 litres
(220 gallons), BS 6700 states “To avoid interruption of the water supply when carrying out repairs or
maintenance, the cistern shall be provided with compartments or standby cistern”. Where drinking water is being
stored, two separate tanks are recommended as it is difficult detect cross contamination from one side of a division
wall to another.

4. Ball Valve Hosing


Enclosed chamber containing an access hatch above the level of the cover, permitting the level control
mechanism to be mounted at a higher level than would otherwise be possible. The overflow(s) must be placed
on the tank side wall and not on the Ball Valve Housing. Water must be kept below tank roof level. Ball Valve Housings
are only necessary where very large ball valves are used.

5. Ladders
Where tank depth is 1.5 m or greater, internal and external ladders should be specified. If the tank is on a raised
platform then ladders may be required on tanks lower than this height.

4. GENERAL BASE DETAILS / DESIGN CONSIDERATIONS METRIC

Standard base tanks (internally flanged base panels) may be laid directly on a concrete plinth having atrowelled
finish, brushed clean and free from any local protuberances. It should be flat, level and not vary more than 6 mm in
any 6 m, measured laterally or diagonally with a maximum variance of 2 mm per metre. The plinth must exceed the
nominal tank dimensions by a minimum of 175 mm.

Tanks erected on elevated structures (RSJ beams or brick courses in one direction only). Bearers must be at 500 mm
centres.

Bearer length must exceed nominal tank dimensions by a minimum of 150 mm plus any extra for fixings. All bearer
walls to be flat and level.

5. INSTALL METHOD

1. Weld the Skid Base


A. Four corners of channel steel groove all outward, vertical of channel steel all turn to right, and the
horizontal all upwards.
B. According to the size of tank, before welding channel steel, firstly, measurement the length of two
diagonals , it’s less than 3 cm, then begin welding channel steel.
C. After finish welding channel steel,weld the 50mm angle bar in the middle of 2 C-channel
according to the foundation drawing.

5.2 Weld the Bottom Panel


The size of bottom panel are all 2x1m or 1x1m flat panel, just weld the flat panels together by argon arc
welding.

Make sure the welding seam is uniform and tidy, there shall be no crater and bubble.

5.3 Weld the Bottom Panel


The 45°angle is for the panel at the corner, the 90°angle is for the panel by panel.
(Before weld the tank, just make sure full welding the 4 corners of each single panel first)
Spot weld the folder corner of each tank panel. The position of the welding is corner inset. Spot
welding the bottom around first, and then survey the length of diagonal line for this square. The
tolerance can not more than 2mm., and make sure the panel after welding is to be horizontally and
vertically straight.

5.4 Weld the Bottom Panel


Weld the 2nd layer panel: method same as 1st layer panel.

5.5 Weld the Lacing Bar


Step 1: All the long lacing bar is 2meters length, and the dimension is 45*45*2mm thickness.

Weld the part lacing bar according to the length of water tank

Step 2: Weld the long lacing bar on the panel according to the drawing we provide.

(Sometimes extra bracing in the 0.5m position)

Step 3: Weld the short lacing bar as the picture, make sure the water tank four square and shape retention.

Step 4: All the vertical support are 2meters length, and the dimension is 28*28*1.5mm thickness, weld in

the middle of every stitch for top panel and bottom panel.

5.6 Full welding


Important: Don't forget full welding the panel by panel which are spot welding.

5.7 Weld Top Panel


Welding the top panel. Make sure the place of the manhole. After welding the top, weld the support inside
the tank.

8. Check
Double check the welding seam are all welding already and full welding.

9. Open the Hole of Pipe Terminal


A. Use the mark pen mark the circle on the panel according to the size of pipe.
B. Cut the circle along the mark line with argon arc welding.
Method: Regulate the current of welding machine to the maximum, then weld the circle along the mark
line.

6. MAINTENANCE RECOMMENDATIONS FOR SECTIONAL TANKS

1. Water Tank Temperature Maintenance Interval: 6 Monthly


Check List
1. In accordance with the “The control of legionella bacteria in water systems. Approved Code of
Practice and guidance” (L8) - 2000, (see Appendix I) if there is a reasonable foreseeable risk of
exposure to legionella bacteria then water tank temperatures need to be taken by competently
trained personnel, recorded in a logbook and kept for 5 years.
2. Both mains temperature at ball valve and a temperature remote from ball valve to be taken.
Temperature should be below 20ºC
3. Fill Out Log Book
4. Inform Supervisor of any Anomalies.
5. Do not stand on internal stays while maintenance is being carried out.

2. Tank Maintenance & Inspection Interval: Annually


Check List
1. If there is a reasonable foreseeable risk of exposure to legionella bacteria then water tank
temperatures need to be taken by competently trained personnel, recorded in a logbook and kept
for 5 years.
2. Do not stand on internal stays while maintenance is being carried out.
3. All internal supports should be checked for corrosion, if corrosion is found it should be
rectified immediately.
4. Check generally for leaks or drips.
5. Check that all pipe work connected to the tank is suitably braced.
6. Check that the structural supports under the tank are in good condition.
7. When cleaning the inside of the tank, do not interfere with the joint seals.
8. Check that an overflow is filled. If overflow and/or air inlet screens are fitted, check that they have
not become blocked.
9. If insulated check that insulation and the manhole is securely fixed and not damaged,
damaged then the tank is not in compliance with GB/T 5750.8-2006.
10. If not insulated in accordance with GB/T 5750.8-2006, ensure that people cannot consume water
from the tank. We can advise on upgrading the tank to Byelaw 30 standard.
11. If there is a Condensation Tray with the tank, ensure that it has an overflow fitted and that it has
not been damaged.
12. If there are ladders fitted to the tank, ensure that they have not been damaged and are
securely fastened to the tank.
13. If the tank has a light duty cover and sited out of doors, check that the cover has not suffered
structural damage. (This type of cover is not suitable for potable water, outdoor use or for the
storage of water for use in buildings).
14. If the area underneath / adjacent to the tank has become water sensitive check that the tank room is
bunded with adequate escape ducts.
15. If the tank room is bunded, check that it is in good condition.
16. With tanks for drinking water, check that the water surface is clean and shiny and that the water
doesn’t contain any debris or contamination.

17. Check for evidence of stagnation of the water.


18. Check for excessive build up of sediment.
19. Check for presence of algae, biofilm.
20. Check for scaling on the tank sidewalls.
21. The cold water storage tank should be cleaned, disinfected and faults rectified, if considered
necessary.
22. After maintenance of the tank is complete, ensure that the manhole seal is in tact and the manhole
is securely closed.
23. Fill Out Log Book.
24. Inform Supervisor of any Anomalies.

3. Maintenance on tanks with dividers


Extra care should be taken during the maintenance of tanks with divisions, as maintenance staff will be
working in an enclosed space, adjacent to a large volume of water in relation to the size of the space.

7. MAINTENANCE RECOMMENDATIONS FOR SECTIONAL TANKS

Sectional Tank:

Rectangular fixed container assembled from panels for the storage of water at atmospheric pressure.

Nominal Capacity:

Volume contained in a tank, measured up to the top edge of the side walls.

Actual Capacity:

Volume contained in a tank, measured up to the maximum working level, this can be between 10 and 50% less

than the Nominal Capacity.

Bund Wall:

Structure situated underneath water tanks. It’s purpose is to protect the building from water damage. All water

tanks located above areas that are water sensitive should be bunded.

Vent:

Opening to the atmosphere to allow for the movement of air resulting from changes in the water level so That the

water always remains at atmospheric pressure.

Warning Pipe:

Pipe so fixed that it’s outlet, whether inside or outside a building, is in a conspicuous position were the

discharge of water can be readily seen.

Overflow Pipe:

Pipe connected to the tank to discharge any overflow therefrom.

Division Plate:

Construction of one or more panels within a tank which divides the tank into two separate compartments.

Note: In any situation where there is only one water storage tank in a building, it is to be recommend that a weir
or a division plate be used. This will facilitate maintenance of the tank without effecting the water supply to the
building.

Weir:

Construction of one or more panels within a tank, which divides the tank but to less than its full depth such
that the contents can spill over from one side of the weir to the other.

Baffle:

Construction of one or more panels within a tank, which partially subdivides the tank in order to increase the
length of the flow path between the inlet and the outlet from the tank.

Leakage Test:

Before we fill water,we have to go leakage testing:

Step 1: Oil testing

1.Test the welding position, spray the kerosene or diesel along the welding connection.

After spraying with kerosene or diesel, kindly check opposite side of spaying (less than 3 minutes), If there
are no oil stains, it means no leaking.

Step 2: Water testing

The duration of the test should be a minimum of 24 hours, commencing at least 2 hours after the tank has been
filled. The test shall be carried out within 10 days of erection unless the manufacturer agrees to a longer period
after assembly. The tank should be inspected at regular intervals and not deserted during commissioning (first
filling with water).
