INFINITY GROUP
Infinity Group is a pioneer in developing green
buildings in India. Infinity is uniquely placed to
undertake urbanization projects spanning townships,
mixed-use developments and business/industrial parks.
They create homes, offices, retail centers, hotels, and
leisure destinations that add to the quality of life. Their
purpose is to ensure that they deliver their projects to
the highest standards and provide superior customer
service across the customer journey. Infinity catalyzed
the IT revolution in Eastern India through Infinity
Think Tank, the first ‘intelligent’ IT empowered
workspace in Kolkata in a then-deserted Salt Lake,
Sector-V. A couple of decades later, Sector V has
evolved into more than the largest IT hub in Eastern
India. It is an economy driver contributing and
catalyzing the development of the greater Kolkata area
at Salt Lake, Rajarhat, Newtown, E.M Bypass and
Bantala.

CHAIRMAN & MANAGING DIRECTOR
A first-generation entrepreneur and the creator of
several successful businesses, Mr. Ravindra
Chamaria has chosen the Infinity Group to be his
banner enterprise for Sustainable and Green Real
Estate.
He is the Vice Chairman on the advisory board of
Akshaya Patra, which is the world’s largest NGO
operated School Meal Program. He is also the
Chairman of the board of trustees in Akshaya Patra
UK.
Another brainchild of his is the Anant Education
Initiative, a merit-based scholarship program for
marginalized and financially constrained students,
who want to pursue higher education.

INFINITY BENCHMARK

It is a Platinum rated Green Building as certified by the

U.S. Green Building Council (USGBC) under LEED
Core & Shell ver. 2.0. This is amongst 7 such buildings in
the world, 2nd outside USA and the first in eastern India.
The building has the maximum flexibility and cost
efficiency for activities ranging from wet laboratories to
software development, IT services, and even data centers.
Well connected roads and with the nearby International
airport, Infinity Benchmark is easily accessible for the
working community. Tenants are also able to enjoy the
wide range of amenities on offer within the building such
as restaurants, cafes, food court, business centers, ATMs,
banks, medicine shops.

DESCRIPTION OF INFINITY
BENCHMARK
Infinity Benchmark, located in Salt Lake region of
Kolkata, is a huge 20 storied, 71.64 meter high building
covering a floor are 560,000 square feet. It offers
infrastructure solutions to IT and ITES industries. The
developers began the project with the objective of
producing an environment-friendly built environment that
would change the mindset of the city dwellers and
developers about being content with the traditional
building methods. It became Kolkata’s first platinum
rated structure on its completion, starting a trend that will
ensure a better living environment for the dwellers of this
city of joy. Their architectural uninventiveness combined
environmental values with a futuristic outlook to ensure a
structure that rated high on each count-water
conservation, energy use optimization, waste
management and protection of environment. Following
are some green features of this masterpiece

6
FEATURES OF INFINITY
BENCHMARK
• CO2 monitoring sensors – These maintain the indoor air quality, supplying fresh air depending on the
occupancy level.
• Intelligent Humidification Control – This feature is very important for a costal place like Kolkata.
• Rainwater harvesting system – Its installed to store water in large tanks. This water is treated and used to
minimize need for any external water sources in the building.
• Polystyrene insulation and ACP cladding – The external walls are made of brick wall blocks with thick
polystyrene insulation and ACP cladding. Similarly, the roof has an under-deck thick polyurethane foam
coating. Double-glazed glass units ensure maximum penetration of the daylight inside the building. The natural
lighting covers nearly 75% of the work area, reducing the need of artificial lighting.
• Low-organic volatile paints – The builders have intentionally used low-organic volatile paints, adhesives,
sealants and materials to reduce carbon footprint.
• Recycled materials – To minimize the building’s impact on the environment, construction materials having
20% recycled material were used. In addition, 20% locally available material was used to reduce the impact of
material transportation.

WHY CHOOSE HERE

Infinity Business Centre is centrally located in
Salt Lake Sector V, they choose Salt Lake Sector
V because it is the technology hub of Eastern
8 India.
SITE EFFICIENCY
• During constriction, top fertile soil has been retained and used for landscape.
• Electric car charging points and preferred car parks provided for electric vehicles.
• This helps reduce pollution and land development impacts from automobiles use.
• 100% multi-storeyed covered parking has been provided.
• Roof garden has been provided to avoid heat passage through roof.
• Rainwater from roof and open areas is captured to recharge the groundwater.
• Excess light from the building and site is minimized to increased night time access to sky.
• In order to avoid & minimize soil erosion & sedimentation, soil sedimentation controls are
carried out.

9
PARKING FACILITY
• The project has been designed to provide covered parking.
• The covered car parking helps in reducing the “heat island effect,”

ROOF CONSTRUCTION AND FINISH

• Roof has under deck insulation with 30mm thick rigid polyurethane foam. In addition to the insulation, the
building roof has roof garden to ensure that a large percentage of the incident heat energy is not absorbed
by the roof

EFFICIENT LIGHTING
• Efficient fluorescent lamps (T5s) and luminaries with high coefficient of utilization have been used in
most of the zones to achieve efficient lighting.
• It shall be a mandatory requirement for the tenants to install lighting which is 20% less than the minimum
requirement.

10
11
12
BUILDING ENVELOPE

• External walls and roof have high insulation Property.

• External walls made of brick wall block with 4 inch expanded polystyrene insulation ACP
cladding.
• U-factor 0.073 Btu/hr.ft2.
• Roof has under deck insulation with 30mm of rigid polyurethane foam.
• Terrace garden on roof top reduces heat island effect.
• Use of overhangs on selected facades reduces the direct solar gains through glazing.
• High performance glazing catering to 36 of total building façade.

13
HIGH PERFORMANCE GLAZING

• Double glazed glass units increase energy efficiency of building.

• Less heat ingress into the building.
• Better transmission of day light into occupied spaces.
• Provides external connectivity to occupants.
• Use of overhangs on selected facades reduced direct solar gain through glazing.
• Glass characteristics:- 1. U Value 2.64 W/m2 K.
2. Solar heat gain coefficient 0.2.
3. Visual Light transmittance 0.23.

14
15
BUILDING MATERIALS
• Use of construction materials having 20% recycled content and 20% locally available.
• Use of recycled materials reduced the impacts resulting from extraction and processing of
new virgin materials.
• Illustrative list of materials with recycled content
1. False ceiling material made of industrial waste gypsum.
2. Door panels made of bagasse.
3. Aluminium door and window frames have high recycled Aluminium
content.
• Use of 100% FSC certified wood for all wooden components.
