Organization Its Structure, Functions and Maintenance Department
• Organization refers to a collection of people, who are involved in pursuing defined objectives..
• The organization bound division of work among employees and alignment of tasks towards the ultimate
goal of the organization.
ORGANIZATIONAL STRUCTURE
• primary functions of organization are those that demand daily work by the maintenance engineering
department.
• The main primary functions are:
• Maintenance of Existing Plant Equipment's
• To make necessary repairs to production machinery quickly and economically,
• To anticipate OR predict these repairs and employ preventive maintenance where possible to prevent
them,
• Skilled craftsmen (Technicians) capable of performing the work must be trained, motivated, and
constantly retained to assure that adequate maintenance skills are available to perform effective
maintenance
II.MAINTENANCE OF EXISTING PLANT, BUILDINGS
AND GROUND:
• The repairs to buildings (e.g., alterations to roofing, painting, glass replacement etc.)
• Repair to external property of plant
• i.e., roads,
• railroad tracks,
• in-plant sewerage systems(waste water collection system),
• and water supply facilities.
III. EQUIPMENT INSPECTION AND
LUBRICATION:
• Equipment inspection and lubrication that require special tools or partial disassembly must be retained
within the maintenance organization.
• On the other hand, trained operators or production personnel are ideally suited for routine lubrication
tasks.
IV.ALTERATIONS AND NEW INSTALLATIONS:
• A plant within a multi-plant company, the majority of new installations and major alterations may be
performed by a companywide central engineering department.
• In a large plant a separate organization (maintenance department) should handle the major portion of
this work.
2. SECONDARY FUNCTIONS:
• The basic purpose of maintenance department is to maintain a plant at lowest possible cost assuring
high productivity.
• The maintenance department can be define as the people with purpose working together for
maintaining satisfactory equipment and machine reliability in order to achieve productive operations
and high quality products.
• There exist no universally admitted method to design maintenance system. It depends on the
organizational structure with defined hierarchy of authority and defined maintenance procedures and
policies.
