ROOM DEFECTS
What are defects, what is
damage?
Defects or damage can result from
normal wear-and-tear, accidental
damage or deliberate and malicious
action by guests.
Where you suspect damage has been
intentionally caused by guests and even
guests that have already checked-out,
you should report your beliefs to your
supervisor and ask them to view the
damage for themselves to make a
decision about what action or claims
may need to be made.
In some cases, guests may be charged for
the damage and clean-up costs and
placed on a „Do Not Room List‟ that
automatically flags a guest for refusal
when their name is entered into the
reservation system as a result of a query
or a booking.
Identifying damaged items
You can become aware that an item is
damaged through personal observation when
you service a room – the basics are to:
• Look for damaged items – a visual inspection
such as drips

• Listen for equipment that sounds as if it is


damaged or not working as intended
• Be alert to smells that indicate
problems – such as „electrical smells‟

• Heed advice from guests who report


such problems.
The maintenance department is
responsible for the provision of
engineering facilities that contribute to
the comfort of guest and increase the
efficiency of staff. The housekeeping
depends on maintenance to keep things
in order.
There are various heads under which
maintenance work is done:

• Electrical work- Air conditioning


heating, fused bulbs, lights and laps that
are not functioning, defective plugs and
plug points, short circuits and faulty
geysers, refrigerator and mini bars fall
under this category.
• Boiler work- This is necessary to
maintain supply of hot water to
guestrooms .

• Mechanical work- This entails repair


or replacement of any faulty equipment
such as vacuum cleaner, ice- cube
machine etc.
• Plumbing work- This deals with faulty
faucets, showers, drainage systems, water
closets
• Civil work- Any masonry work comes
under this head
• Carpentry work- Broken or shaky
furniture mirrors and cupboards in less
than peak condition and fresh woodwork
are all part of this.
FLOOR CLEANING
PROCESS
A. STRIPPING FLOORS

Stripping is eliminating of
embedded dirt, oil and old layers
of floor finish and sealer.
B. SEALING FLOORS

Sealing follows stripping. A floor


sealer- chemical is applied on the
floor to protect the surfaces and to
act as a bond between the floor
sealer and the finish (wax). Sealing
helps to smoothen rough surfaces
and scratches.
C. FINISHING FLOORS

To finish the floor means completing


the process of floor cleaning
through wax application only after it
has been stripped of old sealers and
wax after it has been sealed with a
sealing solution
D. MAINTAINING FLOORS

After the floor is stripped and finished with


the given procedures, it must be regularly
maintained with proper cleaning and other
maintenance tasks so that its gloss, quality,
and condition will be sustained, and it will
neither suffer from premature wear and
tear.
