Space Planning

Is a fundamental element of the


building design process. It starts with an
in-depth analysis of how the space is
to be used that would generally satisfy its
purpose and needs of the client. The
designer draws the plan that defines the
zone of the space and activities that will
take place in those zones.

what loads they expect to act on the
building.

important for any building design for the safe and convenient
performance of the building during the design life duration.

It defined as a “part of the contract
documents contained in the
projects manual consisting of
written description of technical
nature of materials. Equipment,
construction systems, standards
and workmanship.

Prescriptive Specification
Convey the requirements of a project through
a detailed explanation of the materials that the
contractor must use, and the means of installing
those materials.

This type of specifications will typically be


formatted in a manner similar to the following
sections: General, Product and Execution.
Performances Specification
Discuss the operational requirements of a project. It
details what the final installed product has o be capable of
doing.
Properties Specification

Requires the use of a single


approved product type for any
particular installation. It is
often used incases where
there is an existing equipment
or installation on site.

Quantity survey

Quantity Survey (QS) is a process


that deals with the monitoring and
management of construction
project costs. QS Measurement relies
on sophisticated measurement rules
that are understood by experienced
practitioners.

Quantity survey
In general, we can describe a quantity survey as follows:
1. Description and preparation of the bill of quantities and its items
required for the tender.

2. Preparation of the site material, material types, and material


distribution.

Accuracy, thoroughness, and ability to reconcile quantity and cost at every


point of time are the important qualities of a good quantity surveyor.

Rate analysis is to determine the current rate per unit of an item at
the locality. The purpose of rate
analysis is to examine the viability of rates offered by, to the client, or
contractor, to fix up the agency
or labor contractor to do the job, and to fix the cost targets towards
labor, material, equipment, and
other heads and to measure the performance of the project in financial
terms.
It is classified in under three heads:
