What is maintenance?

Maintenance is the processes of keeping machine and equipment in good working condition
so that the efficiency is retained and its life increased.

Its a combination of actions carried out by organization, to replace, repair, service the
machines, components or their groups in a manufacturing plant, so that it will continue to
operate satisfactory.

Maintenance is defined as a function manufacturing management that is concerned with
day to day problems of keeping the physical plant in good operating condition.

Keep productive assets in working condition

Minimize accidents

Minimize total maintenance cost

Areas of Maintenance
1. Civil Maintenance - building construction and maintenance, maintaning
service facilities, etc.

2. Mechanical Maintenance - maintaning machines and equipments,


transport vehicles compressor and furnaces, etc.

3. Electrical Maintenance - maintaining electrical equipments such as


generators, transformers, motors, telephone systems, lightings, fans,
etc.

1. Inspection

- Periodic checking of machines

- Giving proper attention to those equipments required work in


intervals

- Determination of repair feasibility

- Control of quality work

- Detection of faults before break down of equipment

2. Repair

- Process of repairing the component or replasing the item or part


by another item to restore failed or broken down item in working order.

- Falls preventive maintenance

- Frequency of overhauling is less than lubrication and inspection

4. Lubrication

- Helps in maintaining the machine accuracy and increase life of


machine

- It is done by the operator itself

-Lubrication can be daily, weekly, forthnightly, montly

1. PREVENTIVE MAINTENANCE

Involves performing maintenance activities before the equipment


fails. This activity includes regular inspection, machine adjustments,
lubrication, cleaning and parts replacement

Objectives:
 To reduce frequency and severity of interruptions to production caused
by machine malfunction
 To detect potential problems earlier and avoid the associate cost

2. BREAKDOWN MAINTENANCE

Involves performing maintenance activities after a machine


breakdown or malfunction has occured and then must be repaired on an
emergency or priority basis.

Breakdown maintenance includes repairs, replacement of parts or


even overhaul to ensure the machine is put back in operating condition.
Importance of Maintenance
 Maintenance can avoid work stoppage and ensure the lost of production
time and cost or minimized
 To keep the entire production system running smoothly with minimum
interruption
 To avoid loss of sales and profits

 Help reduce production cost such as idle labor cost and overtime cost

DISADVANTAGES OF MAINTENANCE


Machinery may be damaged. This is a loss.

Poorly maintained machines will produce poor quality products.

More wastage of materials

Breakdown of machines makes both men and machine in idle position. So
production time is wasted. This will increase cost of production.

Poor maintenance cost accidents.
